Risk busters

Ruskies. Truckers. Realtors. As this blog made clear yesterday, it’s a scary world. The Russian stock market all but collapsed yesterday. Oil is merrily headed for $100 a barrel. Inflation has only started, it seems. The Vix has spiked. The yield curve is flattening. North American markets are headed into correction territory. March 2nd is coming. And people in Toronto are paying $1 million over asking for used houses.

Risk? Lots of it. All you can control is what you actually do in your own life. So, some guideposts…

First, don’t worry about financial assets, your retirement fund or how many Fluevogs your TFSA will buy this week. Stock markets will go down for a while more before they go up. Corrections are good. They blow off speculative excess, establish better valuations and set the floor for further gains based on corporate performance and macroeconomics.

We haven’t had a decent correction for a long time. Markets have clocked dozens of new record highs over the past couple of years. Some companies (like Shopify) are already paying the price for investor euphoria. More to come. So stop buying stocks and use diversified ETFs instead. And if you’ve been sitting on cash waiting for Armageddon, well, maybe this is it. Not so bad.

Second, the bigger risk is inflation. Already it’s over 5% here and 7.5% Stateside. The Ukraine thing will stoke the fire further, since Europe’s probably sliding into an energy crunch. Oil reflects that and it’s crude could hit a record high in the months ahead. So, hold some maple. We love oil in this nation.

How to fight inflation?

Invest rather than save. High-interest accounts are a disaster. Don’t aggressively pay down the mortgage, since equity is rising and cash can do better elsewhere. Load up tax shelters (just one week left to max your 2021 RRSP). And when markets correct (like now) it’s just a peachy time to turn that moulding GIC into an ETF with potential.

Third, an oft-repeated caution. This is no time to buy residential real estate. There are no bargains. All vendors are greedy, dollar signs lighting their eyes. Listings are scant. Competition is heartbreaking. You’ll pay a huge premium in the worst Spring market in Canadian history. There could well be consequences, since central banks are out to squish the FOMO bug.

BMO’s Doug Porter has an interesting reminder. Housing price gains in the past two years have been greater than during the most massive RE bubble in Canadian history. The late 1980s. I recall it well. Valuations and inflation got out of control. The CB started a tightening cycle that ended up with a 14% Bank of Canada rate. As a result residential housing dropped an average of 32% in Canada’s major market and took 16 years to reclaim 1989 levels.

But this time it’s worse. The house porn addiction isn’t limited to degraded urbanites. It’s everywhere in the hinterland, thanks to Covid. The big problem, says the bank, is not that there’s too few houses but too much house lust.

It’s more a question of what’s really driving this acute situation, and our view is that it’s torrid demand (and specifically investor demand) that’s far out of kilter in this episode. Without rehashing old debates, we will simply point to two facts: 1) the towering price gains have spread far and wide, including almost every small- and medium-sized city in Ontario. From Tillsonburg to Chatham to Barrie, prices have spiked 80% in two years. Do you really believe that each and every one of these centres suddenly has a severe supply shortage, or could another macro factor be at play everywhere?; and, 2) CMHC has just reported that the national apartment vacancy rate was 3.1% in 2021, basically in line with the 30-year average. Question: If Canada has such a severe and widespread “shortage” of housing supply, why then is the rental vacancy rate essentially normal and not almost zero?

Inescapable conclusion: the worst time ever to buy. The best time ever to sell.

Fourth, there’s a big shift coming in monetary policy. It starts next Wednesday. Mr. Market calls a 100% certainty the Bank of Canada will raise its benchmark rate, then keep on truckin’. Our banker buddy has something to say about that as well: “With inflation now at 40-year highs, and possibly poised to test 8%, wages rising at a 5% clip, demand swamping supply in many sectors, and oil above $90, the world has changed. We may all need to start grappling with the reality that the Fed, and other central banks, will need to do more—potentially much more—than the prior cycle.”

Whazzat mean? That the cost of money will rise by greater than 2% – from the lowly 0.25% where it now resides. This is exactly what millions of Millennials thought would never happen. It’s now evident central bankers went overboard with stimulus by keeping rates too low for too long. In the meantime the feds layered on historic amounts of fiscal stimulus, sending CERB cheques to all living creatures, giving billions to businesses and goosing everything from child cash to wrinklie pogey. That’s exactly why we had a $314 billion deficit in one year – six times the previous record.

So, don’t borrow short. Do not go variable-rate on that home loan. Lock up at current rates while you still can. Certainly do not buy a five-year GIC in the next few months. Don’t accelerate payments on an existing 2% mortgage. Make sure you own some rate reset preferreds.

See? This is way more productive than worrying about Putin. And Tamara’s still behind bars. So we’re safe.

I saw another MSM Panel today and one of the participants kept talking about the Swastika at the Protest, Implying Nazi sympathizer.

Now my “common sense is tingling”

Q1) Where their multiple instances of Swastikas at the Protest\Occupation?

Q2) If so are the swastikas presented in a manner that says:
A) “I think the Government is behaving like Nazis!”
B) “I support Nazism!”

Watching our Media – CBC\CTV, the people commenting seem to be indicating the Swastika was presented as B) “I support Nazism!”, but I suspect it would have been presented as A) “I think the Government is behaving like the Nazi’s”. I assume it was not a full blown Nazi Flag.

You would think as it is such a predominant item on the Protest\Occupation that a legitimate responsible media working in the interest of truth would ensure we understood the context of the Swastika use.

Gotta wonder if rates go up more/longer than initially anticipated. They are clearly behind on this. Given they haven’t acted at all thus far, I doubt the initial hike is more than .25. And given some countries have not been able to react to covid and return to normal as quickly as us, I don’t see covid related inflationary pressures easing anytime soon.

Your statement,” don’t accelerate payments on a 2% existing mortgage.” Would it not be better to have a reduced outstanding principal balance on renewal? Especially with interest rates on the rise. With an existing 2% mortgage , most of the monthly is now principal. Now is probably the last time in recorded history you will have the opportunity to jettison this mill stone. I see absolutely no reason to get excited about the Ukraine. If Putin wants it then he can have it. Unbelievable that less than a year after NATO fled Afghanistan with their tails between their legs that NATO is looking for another war. This is NOT a war for Canada. We got sucked into Afghanistan and even though the media boosted it, in the end we had a couple of hundred dead, thousands wounded, and tens of billions of dollars completely wasted. All for naught. Seems that the Germans are going to cut their own throats by cancelling Nord Stream 2. In actual fact it would give them a contracted supply of natural gas by bypassing Ukraine. It would appear that Biden wants to corner the market for the USA of LNG. And to heck with Europe. Certainly the situation is serious but it is made more volatile because Johnson and Biden have re-election problems. Nothing like a good war to deflect public attention and rally around the flag. Yes the Snopes pictures of the full Nazi flag look to be one instance but in two different locations.

The Confederate flag with the Truck I suspect is to symbolize “Rebels”.

Our discourse would be better if so much of the narrative was not wasted on spin and a few isolated incidents.

Ignorance, insensitivity and lack of media savvy on the part of the protestors – sure and I bet there were some pretty radical and dis tasteful views among some individual protestors, but the spinning them as a “White Supremacist’ cause is just an excuse to have avoided any responsibility for a more constructive approach to the phenomena we witnessed.

The Late 1980s in Ontario

I remember the late 1980s in Ontario. House prices going crazy, and everyone and his/her bro’ buying investment properties.

Several of my friends/relatives became landlords, parlaying gains in their principle residences into one or more investment properties.

Heady times to be into Ontario real estate in the late 1980s. It was a “no brainer” to buy real estate – it always went up right and people always needed places to rent – right?

But by 1994/95 due to the increase in interest rates and a recessions, most of the investors I knew had lost their investment properties. Luckily none lost their own homes.

“Once burned”, to my knowledge none of those ever ventured into investment properties again.

Now the view with some is that the government will bail people out if this happens again. But the government simply does not have the resource to do so, being in debt disaster territory and already spending like drunken sailors in new programs.

Remember the government of the day in the early 1990s was Liberal and was in a lot sounder fiscal shape than the current federal government. And if I recall right, they did nothing to help people underwater.

I don’t own right now, but I certainly hope we do not see high single digit Central Bank Rate. It would be absolutely crippling to the Canadian economy, that has become so dependent on “house trading” and housing services.

USOI is +1% YTD with at best 3% dividend yield over those two months.
USO is +20% YTD.

Draconian measures to conquer inflation would require an immediate interest rate increase above the rate of inflation making the necessary rate adjustments to keep ahead of the inflation rate while bringing it down.
The Fed would not ever be wise even if to increase rates up to, but only 1% increments at a time to eventually get ahead of the inflation curve, as that would prolong an inflationary recession.
It’s not in their playbook , or at least, not yet.
A recession could be heralded in regardless with quarter point rate increment increases.
A sudden rate increase greater than the rate of inflation now as was done in the past, would blow the economy apart with today’s unprecedented debt levels that didn’t exist then like they do now culminating in a national default on the debt.
I have spoken of the extremities of where a default on the national (US) debt would lead a number of times.
But that’s getting into what amounts to about the first 10 chapters of a book content-wise on the subject, even though its all relative to the outcome of high enough rates needed to actually quell inflation and in that of what it would ultimately lead to next.
In a nutshell, the boomerang effect of a national default from rate levels that would and only could cool inflation, would in fact, kill the US primary reserve currency status and eventually devalue the dollar to near worthlessness through hyper-inflation. Economic destruction the Fed will try to avoid at all costs, opting for the slow bleed instead.

Perhaps a wee bit of hyperbole there, but the statement is really not much more absurd than current Canadian housing prices.

If rates go to 10% it would be a disaster for the Canadian economy which has become so economically/emotionally dependant on housing.

Let’s say a 10% prime rate converts into a 12% mortgage.

Let’s assume a $1.5 million mortgage on a house bought in 2022 Scarborough with a 5 year fixed mortgage rate of 2.75%. Monthly payments would be about $7,000/m.

Now assume same mortgage at 12% = monthly payment = $15,500/m. Yikes – no way a normal person could afford that even with bank of mom.

Looking at it the other way around, $7000/m payment at 12% would get a mortgage of about $670,000. That would imply a 55-60% reduction in the price that somebody could pay for that home in Scarborough.

Now from were we are at now, 12% mortgage rates look very unlikely. Right?

But 15 years ago if you asked a monetary economist whether the Bank of Canada overnight rate could hover around or below 1% for over 13 years he/she would tell you that was simply not possible.

Hard to predict the future.

Putin wants half of Ukraine, up to the river from north to south IMO. It creates a buffer between Europe/ NATO and Russia.
The Americans want to supply Europe with energy so the Nord Stream 2 suspension today by the Germans fell right into the plan. I don’t think people realize how much fire power America actually has. It would not take that long to push back the Russian forces. But why should they ? There is money to be made from Europe and a chance to increase Biden’s ratings.
What a mess. Let’s hope for the best.

Mr. Turner – I went to my local RBC – and there was a lineup out the door. It took me 1.5 hours to get to one of 2 (!!) tellers. I tried to withdraw funds for the ’emergency money’ – and the teller that I could only take out $2500.00 – because the Bank was already out of 50’s and 100’s – and the teller told me that the Bank had (his words) CUT the float to every Branch by 1/3rd. They were out of 100 and 50 dollar bills. They only had 20’s and 5’s. He told me to come back in 3 days….everyone in front of me, were taking money out of the bank. Stores on Davie and Denman street (in the West End) – empty – Restaurants? Dead. This is a very dangerous and crazy time.

Mr. Turner, I dearly hope that people are paying attention to your advice. Many of my friends are playing with fire.

What is going to happen in the Ukraine is probably a foregone conclusion at this stage. The theatrics, browbeating and sanctions are to please the masses on the homefront.

What do all parties in the current crisis in the Ukraine want? Legitimacy. Russia was already funding, arming and supporting the rebels in LPR/DPR, covertly of course. Wheeling the tanks in just provides an air of legitimacy to it and legitimacy to the LPR/DPR.

Now a proper border forms between the Ukraine and LPR/DPR, ridding the Ukraine of a dispute within its own territory. With the territorial dispute behind them, the Ukraine can look west to NATO. NATO membership will be extended to the Ukraine and NATO can now also claim legitimacy for its continued presence in the Ukraine. NATO has been embedded with Ukrainian forces for years, including Canadian forces. So you see, a win-win for everybody, they all get to rattle their sabres for the domestic masses and each gets to claim the boogeyman is just over the border somewhere.

And why may you ask are some NATO nations questioning whether or not to even call this a Russian invasion? Well if they are quick to call this one an invasion then Russia will be quick to push back on the NATO invasion, sorry peacekeeping mission, in Syria.

I’ve always thought that’s how the unsustainable western welfare states would deal with reality because no way politicians in power would dare to deal directly with the problem (for example by cutting their own bureaucracies, union paradises and pulling back on spending), the results are similar: live beyond your means you get poorer.

I am an academic who has generally been progressive, but not the type to block bridges (Extinction Rebellion) or to be out there blocking railway lines. J. Peterson is not someone who I would gravitate to, but his dialogue with Rex Murphy was (for me) something that I resonated with.

The T2 regime can’t simply ignore as irrelevant and “unacceptable” those with working class roots, many of whom have lost jobs or fallen off the financial cliff (with inflation, price spikes, lost jobs) owing from the mandates coming from above. The laptop class (of which I am now a member) has not suffered much at all.

My roots (and those of my wife) are very closely tied to the working class that barely gets by. Think of the netflix series the Ozarks where it is reasonable to have a rotting sofa or a washing machine on your porch and finally Ruth and Wyatt Langmore go to college to become upstanding citizens. This is my roots, and I understand at some level the true discord out there with T2 and his mandates.

If the USA pulled out of every foreign defence agreement they have ever made, boy oh boy…. Japan would have a nuclear arms program up and running the next day. Central Banks are kind of in a pickle right now. The war in Ukraine is increasing the cost of energy so it will increase inflation.

At the same time it is creating a lot uncertainty to put in modestly. This uncertainty decreases discretionary spending and investment.

This seems like a perfect set up for a return of what was called stagflation. A horrid combination of inflation and slow growth which contributed to Jimmy Carter being a one term President. The Iran hostage crises didn’t help him either.

What do they say history may not repeat itself but it rhymes.

I know the US has a list of what workers they are looking for, and that you’d likely need to be young, and it may take years/decades.

Alternately if one of your parents were born in some other country, you might be able to get dual citizenship. I have this option, but think I’d more likely move north than out of Canada if the status quo continues.

You might consider that option too, getting out of the blast zone where Trudeau’s stupid policies will destroy prosperity. My area was great until Trudeau drove up housing prices 100% since he got elected. Now all I see are gta specuvestors, flippers, and mom and pop wannabe landlords instead of new neighbours. You’ll probably have to move quite a ways out before you’re safe.

What do you know about inflation other than what mainstream sources tell the herd which is minimalistic at best.

Not common knowledge as you and a very few others like to simplify it being, as if it were but a tiny blip on the economic radar screen … unworthy of further detail.
And so it likely is unworthy of further detail in your minds, but you couldn’t answer even the short list of items I’ve given off the cuff.
As i have said all along…you really don’t know much at all, so generalize it all away with obtuse assumptions like its all simple arithmetic all are fully aware of and what’s the point going on telling us what we already know.

This is unlike stock investing where money flows from customers of businesses to owners of businesses. Holding stocks is a positive sum gain. Trading stocks is a zero sum game But again skilled people can make money from the unskilled, too emotional etc.

If you don’t understand the above you might want to stop trading until you do. Holding is okay. If you hold a broad index like S&P 500 you automatically win in the long term as money flows from customers of those businesses to you. Easy!

Just have no debt, never go back into debt, and with $1.49 million and a house worth free and clear $750,000, we are in good shape with our financial lives.

#131 Lefty – Not only should you hold 60 on each exchange (although I think that is a little high), none of your individual stock holdings should be more than 2.0% of your total individual stock holdings. In such a scenario, Shopify falling hard would do minimal damage. But you should still be very diversified with individual stocks. Having too high a proportion in tech or the banks is bad too. It’s just easier to do ETFs.

Intersex people would strongly dispute your claim. Anatomically female people with a y chromosome (genetically men, but anatomically female) would also argue if they cared. The banks however made out like bandits, despite plenty of moaning about how hard circumstances were. While folks were mailing in the keys the banks were posting their usual record breaking profits. The banks realized value from all those repossessed houses, even if all the new purchasers paid for them was to take over the existing mortgage outstanding. While interest rates did drop dramatically, they were still well above 10% for several years so the banks ‘made money’.

I wonder what the vote would have been if it had not just been revoked by PMT.

Personally I hope given the arguments I was hearing that it would have been voted down, if it ended up going to a vote.
But given some of the senators I heard speak were still going to let it pass is still concerning to me IMO.
