“Don’t you dare,” she said in a voice, “start your day that way.”

It was the usual. Pre-dawn. Alarm playing Lucinda Williams. Stretch, reach for the iPad and moderate a few comments before waking the dog up. But today there was an issue. In a rare event, Dorothy had actually been reading this blog then, recklessly, she strayed into the nether regions of the comments section.

“I can’t believe you read half that stuff,” she added, “let alone publish it. The least you can do is talk to me in the morning before you start at it again.”

As usual, she was correct. Surveying the digital detritus that floats in overnight, usually from the West Coast, is no way for a man to start a day. Even the wizened owner of a famously pathetic blog with a history of seeking public abuse. Spousal control is definitely in order.

Lately, if you’ve noticed, this site’s been the dumping grounds of a mess of people who blame others for their own inability to buy a house. They’re angry. That’s become hate. And it’s a short trip then to prejudice, bigotry and racism – when hate’s focus grows wider and impersonal. The targets are immigrants, especially from China. Particularly rich ones. But it extends to Syrians and refugees as well. And now to Asian folks who may have lived in Canada for generations.

So the attackers generalize in a way that becomes bizarre. All wealthy immigrants must be crooks, money-launderers or criminals, for example. They don’t pay taxes, or try to integrate and destroy neighbourhoods. They employ slaves back in China, and are importing communism. In the last few days I have allowed comments calling them vermin, insects and scum – giving you a brief glimpse of what I see when I open my eyes to each morning.

At the heart of this resentment, emotion and hostility is real estate. How sad is that? No higher principles involved. No ideals or values to fight for. Nothing noble or moral. Just stuff. Not only does everyone in this country think they have a right to own a house, and in the best of hoods, but they seriously resent the idea all immigrants don’t come here struggling. It upsets the social order.

Well, I get that things have changed. Most countries no longer have walls around them, which certainly helped our nation achieve a higher standard of living than it would otherwise. But globalization has crushed some the norms of the past. Old jobs migrate. Money flits around. People move. Yesterday I gave you examples of Canadians changing the face of Arizona real estate. What came back was a torrent of fearful disgust at Chinese house-buyers in Vancouver. In this country we suck and blow with finesse.

Well, we’ve also hit a wall. I’ve had it.

John, in Ottawa, sent me this: “As a middle aged white guy, first generation Canadian, I cannot believe some of the racial comments posted. I’m sure that if the ethnic backgrounds of the “complainers” was researched, 99.9% of them would have had “immigrants” somewhere not too far up the family tree.

“I have worked with many ‘people born elsewhere’, and each and every one was hard working, and really proud to be Canadian. Each and every one of them thought of themselves as Canadian first, as my parents did. Please keep your blog going, and please, somehow, keep your moderator’s hat on.”

Shortly before his note arrived, I texted my wife about shuttering this site. A comment had just arrived from Vancouver warning that I am “a dangerous traitor and need to be strung up” for deleting racist, anti-Chinese comments or saying immigration is not to blame for the fact everyone can’t live on the Westside. ‘Had enuf,’ I said. ‘Let’s elope.’

It’s tempting. In the past eight years I’ve written 2,283 articles and moderated 412,039 comments. I’ve sold no ads, taken no subscriptions or donations. Made no money, on purpose. The goal was always to try and assist others in their own lives. Most people respond by being respectful, thoughtful, useful. A growing number are, well, assholes.

This cannot continue. And won’t. There are enough blogs and news sites around whose owners don’t seem to care how high the sewage seeps. In a world where it’s all about clicks and traffic, they’ll post anything. But not here. We’re done.

Expect more deletes. Abusers will have their IPs blocked from accessing the site. And, as a final solution, I will email your mom.

If you live to hate people, start your own damn blog. If you want me to choose between this site and my wife, just keep it up.

I enjoy your blog, a lot of what you have to say is very insightful and what most have NOT been talking about.

I don’t agree with you when you downplay the impact of HAM in Vancouver, but are we supposed to agree about everything? I think not.

I love the blog. Keep it going. People need to grow up and learn to separate an analysis of foriegn cash from their opinions of foreign people. We’re a country of immigrants all squatting on land we took from the first nations. Diversity and respect are cornerstones of this country.

I love my neighbours from all countries and ethnicities in YVR.

Building on yesterday’s post: Even if foriegn purchases represent only 5% of transactions, they can make a noticeable impact – particularly if they are high-end purchases that have a trickle down effect and also if they go on to rebuild new houses creating jobs.

Things are tightening up in China with respect to capital outflows. We are seeing the short term rush of capital out but it is not sustainable.

People are indeed scared, mainly due to the fact people have put themselves in bad financial shape and someone ELSE has to be blamed.

Huge debt loads, people not getting what they have been sold to expect since childhood, less job prospects, older demographics and lower growth…and we’ve only just begun.

Choose people. I’ll take Garth over hatred anyday.

I don’t understand why Canadians blame foreigners…it’s our own government and system that make it easy for foreigners. But I guess it’s always easier to blame the “other”.
BTW, Garth, it is because I’ve started reading this blog that I started investing (and made money even during the downturn). I can’t thank you enough. You and Dorothy are gems this society needs.

I don’t think the YVR bubble has any more oomph left in it. I work in high-tech in Vancouver, and seeing the change clearly. A few years ago everyone wanted to live in the YVR area, any job that was posted had people applying from all over the world. Now, the jobs sit empty, no applicants from outside the area. Billion-dollar projects are being cancelled or moved elswehere. In the team I work with, all the age 40+ folks who already own family homes will be retiring off over the next 5-10 years. Everyone else, in the <40 crowd, every single family I know is now looking to leave town. These are skilled engineers, wealth-creators, the backbone of the economy, all earning $100-170k with countless more ancilliary and support jobs, the bread-and-butter of the income and corporation tax base … all making plans to leave.

Either way, the vast majority of Vancouverites win.

In my opinion, the bigots and racists shouldn’t live in our country’s biggest (most expensive) cities anyway. I assume they can’t appreciate the diversity and culture that comes with being a destination for everyone from immigrants to the First peoples. Love yr neighbour or yr going to karma hell.

Thank you for this post, Garth. The hatred within the comments posted on your blog is almost palpable. Over time, I have noticed that the posters who I most enjoyed reading have simply stopped posting comments, which were for the most part reasonable, thoughtful & insightful. Even if I did not agree with those posters, I didn’t feel that they were being racist & hateful bigots. I can only assume that the posters who I enjoyed have decided to limit their exposure to the “new crew” that have decided to make this blog their home. I would hate to see you shut down this blog. However, after reading this particular post, I would understand your reasons for doing so if that is your final decision.

The obvious solution to your problem is to disable comments.

Many sites have been forced to do that for the very reasons that you outline.

I think if asked, most blog-dogs would rather have you turn off comments than shut down the whole thing.

I don’t post a lot (or really at all) but I do read your blog daily. Thank you for the constant upkeep. I saw no blog all day on Sunday and I was like “well, Easter. Fair enough.” When I woke up the next morning I checked out the sight and BAM. There was one Sunday. You are a machine.

Anyway, please keep posting. How else am I going to know that I’m doing everything wrong?

Garth, I messaged you the other day thanking you for the blog and education. But I cut my comments short.

I had a message for the readers. There are very few places on the web that you can go to get advice without being sold something. This blog is free and breaks down every finance topic to something I can understand.

You responded to one bitter sockeye salmon yesterday (who talks big game but still hasn’t posted his pics):

And this comment sums up exactly why I keep coming back. Not too many places can be trusted like greaterfool.

Your approach appeals to me, not because you say what I want to hear. But because you say what is real and can be backed up with stats.

So to all the bitter blog dogs. If you want someone who will tell you what you want to hear and confirm your bias. There are plenty of them out there.

Don’t blame you or Dorothy (or beloved Canines) for getting discouraged by moronic comments – but please don’t let all the fantastic educational service you provide get diluted by the rantings of Neanderthals. As another commenter has suggested, how about taking a “mini-break” by just posting your same excellent comment, but just disabling the comments for a while (or always)? I sometimes read the comments on your blog, but only in the same way that I sometimes read public bathroom graffiti – out of mere morbid curiosity. I wouldn’t miss the comments at all, but I would sure miss the valuable service you provide. Keep up the great work! :)

I don’t comment often but I am thankful for your blog. I read it everyday, even when I am traveling. It is entertaining, informative, and has opened my eyes to a world that I didn’t know even existed. Please continue to keep this blog going; many of us appreciate what you do (for free I might add!).

Also, do not waste your time moderating those with hateful comments. There are people in this world that feel entitled to everything and are angry when they don’t get it. You should put more wear and tear on your keyboard’s delete key; it’ll cost you a new keyboard once in a while but it will be well worth it.

I have only been reading your blog for about 3 months, but everyday I tell my wife the latest financial news I learned on “Garth’s blog”. You provide valuable information which helps non-financial specialists like myself make better informed decisions. Recall, 38% of Canadians don’t know how to contribute to a RRSP- that says everything to me about how informed the average Canadian is. In other words, not very informed and probably more likely to blame than learn. Holding a mirror up for us to see how ugly we’ve become can make you unpopular at times, Garth. After all, selfies are the mirror of the future but we can edit those on our phones so they look better. To conclude, you should keep writing, because for every racist nob there are 10 good people you are helping.

First, when anyone starts a sort of a teaching he shall be ready for any kinds of followers. They could be nice or curious or nasty . This is just normal. Second, few words about racism. With 100% confidence I can say that my former Russians/Soviet Union residents who buy property all over the word above million dollars are using criminal sources. Why I am sure? Because during 75 years of this country existence we were under such a control that we were not able to have more than a couple thousands of national currency on our accounts. And all this crazy money in rich Russians possessions that magically appeared on their accounts of course are stollen. I would say reloaded from state pocket into the private pockets on very high government level. Sorry, Garth, with your Canafian honesty it is probably impossible to digest. But it is truth.

Perspective and view is dependent upon where you are standing. If you were a millionaire a few times over, you would park your money where it’s easy to park as well if you were fearful of the current regime, wanted fresh air, good education for your children etc.

These views and perspectives will change pre-bubble, during bubble and post bubble. Everybody sings a different tune under different circumstances.

While I think the true story is unknown since debt service according to rbc is greater than 100% of incomes (how are the approvals happening) it would be refreshing to see the comments focused on another topic until something noteworthy happens.

Personally I’d love to hear your opinions on euro zone and moreally macro economic views as history is being reshaped as we speak.

I think you stated at some point that 95% of visitors don’t read the comments section. Hence, only a negligible minority comes here to read/publish comments. As this section doesn’t enrich the content and takes a tremendous amount of your time, the solution is simple: stop allowing comments.

Thank you, thank you, thank you Garth!! I love your blog, just discovered it over a year ago. You are doing a great service for so many people who’ve been brainwashed by the establishment, giving them an alternate way of looking at life & finances. It’s a selfless endeavour to share your insight, on a daily basis, for free. I just found it a shame your comment section had been hijacked by a subset that took away from any quality that might have been used to share useful information. It got to the point I couldn’t even stomach reading the comments section anymore, total waste of time. Always wondered why you allowed it. For those who seemed to have made this blog their personal social life (kind of pathetic if you think about it), perhaps it’s time to move on and actually go get a life.

Hey Garth! Please don’t shut down the blog. I have found your advice invaluable, especially for a young 25 year old female trying to navigate the house lust out here in the west coast. Had it not been for you, my husband and I would have put 5% down on a cheaply built condo just to get into the market! Today, we’re debt free and have almost maxed out our TFSA and RRSP contribution rooms. So believe me when I say your work is greatly appreciated out here.

I do agree that you should moderate your comments more. I’ve always thought that words would never faze me, but being a recent immigrant with a not-so-white skin tone, I’ve started to dread the comment sections of blogs that make the slightest mention of housing and immigrants. With all the nasty comments being thrown around, I’m beginning to wonder if most Canadians really feel that way about me (us) while pretending to be nice to me (us) in person. I start to imagine that one of my coworkers could be one of the angry commenters on here saying all sorts of awful things about us new-stock Canadians, then smiles at me and pretends to be happy I’m here. Scary thought….

By the way, I’m extremely proud to be Canadian (almost – I’m still a permanent resident), I’ve put work into integrating, and no, I haven’t bought a house in YVR with dirty cash from my home country.

There seems to be plenty you don’t understand about real estate.


1. That supply/demand conditions in any housing market can change quickly from favouring sellers to favouring buyers.

2. That the price performance of one month can’t be used to predict the price performance of the next month.

We’ve seen this before in Victoria and we’ll see it again. Supply/demand conditions are always temporary.

The price data for Victoria (City) was taken from the local board’s frankenumber price index so the price plunge that it shows (11.7%) was likely significantly deeper and prices probably continued to fall well into 2014. Any price improvement that may have happened since then would be far less than what the frankenumber price index shows.

Prices across Greater Toronto gained 22.0% over the same period of time.

I appreciate your advice, and admire your courage, persistence and faith. But if you were to throw in the towel, I wouldn’t blame you. Things are happening that are beyond comprehension. Somebody should write about the Canadian economy. Something went wrong somewhere along the way. Why did the big name Canadian companies fail and what is coming, other than Walmart on every corner. Is immigration stimulating or dragging down the economy?

The only thing I hate more than animal abusers are rapists and racists. Ironic how similar those words are isn’t it? If I ever had to deal with either of those, no law enforcement would be needed. Problem would be taken care of with little delay.

As it pertains to this blog, if you can’t afford the West side or any part of Vancouver, then buy where you can afford. If you are going to be racist then stay off this blog. If you ever abuse an animal, you better hope I’m not around.

I am an immigrant and I would love these haters to say stuff to my face. It would be my pleasure to re-educate them fast. It is amazing how some people have no need to self-reflect…..EVER. If you feel the comments on your blog are particularly harsh you should see what is going on everywhere else. Twitter idiots included. Mark has even less tolerance for the xenophobic, “let’s blame the Chinese for high Vancouver/Toronto RE” crap that appears on this blog daily than even Garth. If you think Garth is bad for censuring a few people who overly promulgate theories of “yellow fever”, you ain’t seen the iron fist of Mark, that’s for sure.

Now, the jobs sit empty, no applicants from outside the area.

Yeah a good rule of thumb for an entry-level professional historically has been for their annual salary to be 1/3rd that of local housing prices, and mid-career, 1/2 local housing prices. With those numbers, one can accumulate a bit of savings, have a house, and send their kids to college.

But when even engineers and lawyers are out-gunned by mere Realtors in the local housing market, well, that’s definitely not the makings of a sustainable society.

Don’t know why you’d have trouble finding workers in ‘high tech’ in Vancouver though. Reputable firms are still receiving mountains of resumes for engineering positions in Vancouver. There’s still plenty of people willing to make sacrifices.

It’s funny you should mention Vancouver price drop as I was thinking about that site when I wrote my post calling for calm this morning.

When visiting that site ,two other sites were mentioned, Craiglist rants and raves ,which I only visited once was full of hatred and racism and the Greaterfool which I consider mainly to have some bright commenters and a couple of putzes.

I chose to shun the hatred and now check in on Garth and some people I refer to as blog brothers/ buddies.

I actually refuse to use the words ‘blog dogs’ out of respect as calling someone a dog where I am from is extremely derogatory.

Usually when I write a comment and hit submit I have a smile on my face ,when I wrote this mornings post I actually winced ,It hurt writing that and I feel some pain in the bosses writing tonight.

He’s right,there are other blogs to get your fill of that stuff,leave me here with my blog brother and sisters…

Don’t let the haters win… I would rather your blog with no comments section then no blog at all if it comes to that.

You shouldn’t have to deal with these “People” and that is unfortunate.

Between the haters, gold bugs, tin foil hatters and angry lefties the comment section has become a lot more like a toxic comment dump. Maybe it’s time to close down the dump for a while.

Maybe they will “go away” after a few months and you can re-open the comments dump again. Right now you are correct though and people have been getting out of line.

I don’t know what I would do without my daily info and Comic Photos. My kids even get a kick out of the good “comic dog photos”.

As a 30-year old millennial, I’ve learned a lot from this site. I hope to keep doing so for many months. While I admit that I was house horny for quite some time, your advice has cooled some of the desire until I’m in a more sustainable financial position. Garth I love you blog and have taken much of your advice over the years, so thanks for writing it and thanks for putting up with us morons in the comments section! Reading this blog is a daily for me I almost never miss it. And I comment often, about half the time seriously and the other half of the time just punting around and trying (with only rare success) to be funny. I certainly agree with your stance on racism, it really has no place in the modern world (if it ever did).

I have a lot of HAM (Hot Asian Moms) on the soccer team I coach and they and their kids are wonderful additions to our country.

Ok back to the housing market for a second, a thought I had reading today’s post is this: Isn’t foreign capital inflows supposed to be good for an economy? After all, whatever it is they are buying be it houses or products or even food, doesn’t that mean more money in the economy and more demand for goods and services?

So using YVR as an example, if a HAM buys a house in Vancouver at a ridiculously high price, isn’t that a windfall for the seller? The seller still needs a place to live, so maybe they purchase a newly constructed home and a new car with the proceeds. Doesn’t that employ everyone from electricians to car dealers? And now the electrician has money to go buy a new TV, keeping the people at Best Buy employed? I would think the trickle down is too long to describe further but even the barista at Starbucks probably benefits.

The real reason behind crazy YVR pricing probably has more to do with (interest rate of course but also) zoning practices by the city and the limited amount of land available for new housing around Vancouver. Here in Calgary we can go for miles further in any direction (except SW due to a reserve on the city limit) and this definitely puts an upper limit on what houses cost because high prices incentivize builders to get busy building. So if HAMs want to come to Calgary, the more the merrier we could sure use the jobs.

Another example of HAM influence (Hot Alberta Money) is my favorite neck of the woods, the Fernie – Invermere – Kimberly area of SE BC. This area is inundated (or was until the Nutley-Oil fiasco) with money from Alberta either purchasing vacation homes or visiting for vacation. The Fernie ski hill would be a shadow of it’s current self without the convoy of Albertans heading that way every weekend of the season. I know a guy who makes a living building log homes and cabins out there and almost all of his customers are from Alberta. The locals love to hate the Albertans but the fact is that the scenery and lake water starved Albertans who flood this area every summer are a major source of income and property taxes for this region.

So I say if HAMs want to buy our houses at ridiculously inflated prices, let’s sell to them, go build a new house, pocket the change and hopefully another HAM will come along and buy that house too. That’s how you do business, not by shutting someone with money out of the market. I mean can you imagine the Fernie ski resort banning Albertans? Never say no to a dollar.

I appreciate about 10-20% of the comments, the main feature of the blog is his educational role. For example, I did not know preferred ETF’s existed before reading this blog, thanks Garth.

I imagine making people sign in to an account in order to post has a high cost in administrative time and effort.
It would induce some accountability to posters and discourage the trolls.

So, if you have to, kill the comments.

Garth thank you so much for your service! You have personally influenced me and my recent fiancé in our day to day living, spending, planing, and investing.
I come from a background where money was always short, I will never forget the time when I was 15 years old and was asked by my father with tears in his eyes if he could borrow the $100 I had in my piggy bank( I don’t think it got repaid haha), I was happy to help our family out and never have treated money as the most important thing in my life. But that being said was the moment I decided I would do everything I could to bust out of living below the poverty line and ensure I was somewhat responsible with my money and would educate myself on personal finance and wealth building. Your blog here has been the most beneficial to me this far as I enjoy reading short blips like this versus long dry books haha.
Fast forward to today and I am closing in on my 29th birthday(she’s 26), recently engaged(will share an account because we exchange fluids) and we are living in a rented apartment, combined income of 230K, very little debt, rolling portfolios and increasing knowledge on life and finance daily!
We will buy our first house together in my hometown soon, it’s close to Saskatoon so we can maintain our current jobs and the house will cost less than 200K as its a smaller house, but all we need for the two of us right now.
So take for what it’s worth but from this small town prairie boy I thank you, and I will continue to read your blog every day as long as I am able. But all good things come to a end, you have done a great service to the people who call Canada home, we all hope you continue but nobody is getting younger and you need treat Dorthy, Bandit and yourself as #1. I can’t imagine the time this takes away from the other two just to benefit the fools. I support your decision to call it done, but God I hope not!!!!

Let the haters hate – some place else. Moderate as harsh as you want or think is necessary – your place, your rules. Prefer you not close the comments section as sometimes a gem or two shows up. And there are a few regulars worth a read even if some seem to be drooling alcohol on the keyboard as they type.

I blame you for pointing out how sensible etfs are. Hooked for life on those critters now.

I AM an immigrant to Canada over 20 years ago. I loved living in Vancouver but Policies have lead Vancouver to unlivable city. Sure greed, fear and low mortgage rates have exaggerated the problem many folds but the source of issue is the policies.

20 years ago Vancouver was the only place I wanted to live but now I hate living here. My fiance and I make just over twice the average household income and can not live any where (rich or poor hood) close to our work place. You can call me a whinny millennial but 1.5 hours drive EACH way, everyday for 10 hours work shift for BOTH of us to work is simply not a family life I want. My work is limited to Downtown and there is no job for me outside of downtown niether.

Anyway I cant figure out why government is talking about tracking citizenship which creates even more hate.


Even though you have some nasty comments here. I want to add the only reason that I am staying in Vancouver is because of Canadian. I traveled a bit and Canada is one of the only place is you can immigrate and not be an immigrant for rest of your life. Even though I am not sure how much longer I can drive 3 hours a day to get to moldy house.

If the cost of your continued posting is shutting down the comments section, that’s a more-than-fair price to pay. Although the comment section is often entertaining and sometimes educating, there are more and more comments I just skip over. These are almost always the ignorant/racist/bigoted/jealousy-ridden ones. Nobody would miss them. There are plenty of cesspools on the internet that these posters ought to ooze away to.

You have every right to set the tone; it’s your blog. I agree with FF: just delete the offensive posts without comment. Denied of a platform, the authors of such posts would quickly give up.

The Story of Mr. Chan.

Mr. Chan was a man we all got to know quite well from a Aqua fit class at a swimming pool on the west side of Vancouver. He was a 76 year old Cantonese speaking Chinese Canadian who had lived here for a long time running his little grocery store. We used to find it not only shocking but a little bit comical when asked, “Hows it going today Mr. Chan and Mr. Chan would all get fired up about all the Chinese moving into his neighborhood driving the prices up for his children and grand children. He would also go on about how money was Acquired in China and he didn’t think it was right that he had to work his ass off in his little grocery store and these new people got their money the shady way. Mr. Chan seemed to know all about them and he wasn’t happy about it either. Last year Mr. Chan had a heart attack in the deep end. He died doing what he enjoyed. R.I.P. Mr. Chan, a true pioneer.

I have no idea how you have the energy to moderate every comment.

Personally, if it were me I’d switch over to Disqus (or similar), cross my fingers there are a bunch of non-commenting semi-intelligent readers who will down-vote garbage comments into oblivion then use a judicial finger on what remains (as the site owner you still have final control of what is posted). Threaded comments make it easier to deal with off topic or hateful threads. If it’s easy, keep it going, if not, ditch comments.

If people are desperate to comment on your articles they can always go to reddit. Some (most?) of your articles end up linked to in r/PersonalFinanceCanada.

Why not require commentators to sign in with their Facebook profiles? You might not even need to bother moderating the comments anymore. And the worst deviants could be easily blocked. After our local newspaper website began doing this the quality of the paper’s comments section improved considerably.

You kicked my rear into investing in ETFs a year ago and I’ve had $8k in free money dumped into my account (dividends!). I’m the only sibling of 5 that doesn’t own a house. One sibling sold a few months ago in a negative equity situation. One lives almost 2 hours from her job. One lives in a small town with a single employer. I am footloose, carefree, love renting, love investing, and am personally satisfied with my life. All thanks to your blog.

I’d like to add my previously silent voice to those that suggest the disabling of comments before shuttering the blog. In a Canada where real estate dominates the news, commercials during the news and the newspapers your voice has been invaluable in bringing balance to the discussion.

Too many of my millenial friends have saddled themselves with ridiculous mortgages with the aid of their parents’ largesse and find themselves stuck to a hunk of concrete rather than free to pursue opportunity and adventure. Where has our collective perspective gone and why do people no longer flinch at the prospect of a lifetime of debt?

Please continue to educate us all and please exclude the menagarie of DSM-5 worthy misfits who clutter the comments section with their pablum and their racist vitriol.

Every year Canada accepts many immigrants saving a lot of them from their past realities, sometimes going too far implementing “le Accommodement raisonnable” to that level that let me question if we need to fight for “le Accommodement” of the born Canadians, if I invite you to live in my house it’s straightforward clear for me that you should follow my rules? It’s not that clear? Otherwise it’s simple, stay where you are or go somewhere else.

I love the comments section (there are some really informative posters) and would be sad to see it gone. If you take a walk in the woods and turn over a rock, you see all the little ugly nasty things scurrying about. That’s what web comment sections are to society. They are almost universally horrible in the long run.

If you still enjoy doing it, keep writing them and just turn off the comments (and turn on the ad revenue with tasteful investments ads (you can choose the subset that get shown) and make a bit of coin). Or *show* the comments for free and charge money to *make* comments, a la, keep jacking the price till the dregs of society fade away.

You have done a lot of great work trying to teach people how to keep off the financial rocks of life. You should run to lead the Conservative party. I would vote for you, if your first promise was to build a trebuchet and toss Kevin oleary and brad lamb into Lake Ontario.

People are afraid here in Vancouver and there fear is making them behave in an uncivilised manner.

Did a three year tour in Alberta, came home and looking for another adventure. Better than struggling with two jobs to pay a mortgage, utlilites, and home maintenance. Larry Berman from bnn i think is a balanced rational host, who has preached in his opinion interest rates will stay historically low for decades and no MAJOR long term rising of rates, from the USA. Countries are like the average consumer there screwed if rates double or more and this is worked into the “system”, call it a scam, crooked, or whatever, food for thought.
I could care less either way but contrary to some thinking on this site, and could mean preferreds are screwed for a long time to come and may take decades to return there losses over the last several years.

Berman is wrong. Rates will remain historically low, but not at these levels. Preferreds have a bright prognosis. — Garth

As a realtor I appreciate the time that you put in and the advice that you give. You advise people to use a professional realtor when they buy and sell real estate. This is my first comment (and maybe my last), but I can see that you’re at the crossroads and thought that this might interest you.

In December 2010 I returned from Afghanistan (aged 25, girlfriend and no children) with $50,000 burning a hole in my pocket and immediately started thinking of all sorts of dumb purchasing decisions. I told my dad that I was thinking about buying a house, he replied with one sentence:

“Go read and get back to me”

And I did. Fast forward to today, my wife and I without too much effort have managed to put away over $360,000 – and it’s still growing. All we had to do was not buy stupid things, and keep adding to a balanced portfolio that we manage ourselves. Our friends and co workers stress and worry, constantly fighting debt and dealing with all the overpriced boat anchors they have chosen to weigh themselves down with. My wife and I are grateful every day to only have to deal with the stressors of marriage and an overactive one year old.

So thank you Garth, in a world seemingly designed to pilfer our pocketbooks at every turn you give some solid advice.

And yes, some of the comments that make it into the “Steerage section” of this boat of fools are truly disgusting, and I fear is a symptom of the direction in which this country is moving. A quick jaunt over to the CBC news comment section will show similar results.

I read every article religiously, and appreciate your efforts – but if you want to shut this down and move on with your life I understand. It must feel like shouting into the wind some times.

Hi Garth, I haven’t read all the comments so someone else may have already said this. I love reading your blog, but seriously, if you aren’t loving what you do, you should just take a step back. My suggestions would include maybe taking a two-week break and re-evaluating.

You also have a technical issue which in my view increases the pressure on you and lowers the quality of the comments. I suggest you change the WordPress settings to allow user account creation with full email-address validation. The current “open to all” zero-validation setup is definitely part of the problem. Only registered accounts should be able to comment.

You should be heavy-handed but consistent with moderation, and enforce scrupulously the rules (which should be “rules” not “helpful reminders”.

Finally, and very seriously, stop posting on the weekend! Five posts a week, Monday to Friday, and that’s it!

I would understand if you quit, but I hope you continue. Best of luck :)

I haven’t commented on here before, but in light of your latest post I feel it’s due for all the help you’ve indirectly given me over the years.

It’s a shame that a small vocal group can cause such issues for dedicated readers of your blog. I sympathize with the frustration you must be feeling with all the negative comments. As a son of immigrants parents who came here in the late 70’s, you’re a lot more patient that I would have been.

That being said, I would like to show that your message is not falling on deaf ears.

Is this an anti-housing or real estate bashing blog? No.
Is this a investing instead of housing site? No.
Is this a USA market pumping site? No.
This site is about balance.

Balance in finances and balance in life and this has personally helped me a great deal. As someone who maintains balance in their life, I’m a lot happier for it. Unfortunately too many people seem happy to spend too much time trying to “prove” incorrect information that ultimately isn’t the message. Please ban/remove all these sham posters from the site and we’ll all be better off.

Over the last six months or so, I’ve learned a lot from this blog. I’d been wary of how much real estate I’d been holding, and your writing was part of the push to liquidate and realize my gains while I still could. Putting your ideas into action has saved me a lot of financial grief and has made me feel much more secure.

We wouldn’t agree on a number of things (particularly politics, though I’m not a Trudeau fan either ha ha) but I’d have a beer with you any day.

Real estate is heating up again and I am hoping that a rising interest rates keep prices in check. There is a lot going economically and it would be a shame if people get distracted by flipping houses.

Torontonians and Vancouverians ignore real estate. Less demand will result in lower prices. Focus on building your business.

Ever since the election the Wacked out lefties have invaded the comment section. Rabid rasists entitled victims.

It’s that much fun anymore.

They don’t even know when they are being spoken to….or about.

When you (vous, not tu) allow yourself to forget what true conservatism is all about, when you lose any shred of dignity or empathy towards yourself or others, when all you do is rattle around in the same echo chamber as those who speak and think as you do, you end up split into smaller and smaller tribes.

As those tribes become smaller they become more afraid of others, of outsiders, of everything.

They begin to speak in code and euphemisms. Make up deprecatory nick names for our Prime Minister for example. They refer to other citizens in derogatory manners, dependent upon place of residency for instance.

The only noise they hear or will listen to is that which bolsters their feelings so they don’t notice until too late that their tribe is now too small to be effective in any manner.

Must be tuff to live a life like that. Maybe someone should ask Stephan what its like to be totally marginalized. If any one can find him that is.

I felt there was a lightening up on the moderation given some of the thoughts and the manner they were expressed of late.
I now see the reasoning…

Make us post under our real names.

I have a pretty unique one, maybe 4 of us in all of Canada. I’d still post because I own my words, I don’t hide behind nothing. Plus I’m old, way old. I remember when Progressive Conservatism was an honourable thing to be a part of…

To wit: Victoria real estate. In January friends sold their entirely modest home, located in a nice (expensive) part of town, for the considerable asking price.

The four sale sign was displayed out front for a mere 24 hours.

The other day the revenue property right next door went for the asking price, way up in the high six-figure bracket, following about four days sitting on the market.

For weeks I’ve hearing that the Chinese and rich refugees from Vancouver are bailing the Big Smoke to buy up whatever’s left over here, so burnt out they are with the nuttiness going on over yonder.

Meanwhile the Victoria rental market is fully zero in terms of the vacancy rate.

That is only partly true. If you are willing to layout whatever it takes to rent some place, then there is a place for you (at least 12-15 hundred a month minimum).

Fear always follows greed. Which means that when prices start to come unglued, at the market top, the floodgates of the fearful will ignite and all is lost until there’s “blood in the streets” by which time the market begins to re-balance.

So, St. Garth of “red sky in the morning…” many of those half-wit racists and other unfortunates who stuggle to shovel together a few incoherent sentences to vent their rage and frustrations are belwethers, canaries in the mine-shafts of our economic civilization, who are, in fact, providing a useful service.

They are advising the rest of us that all is not well in Canadian (Vancouver/Victoria) real estate. And if Victoria’s market is perking up as much as some of us are led to beleive, then Vancouver is a real estate Titanic which is about to discover its very own iceberg.

Couldn’t happen, at a better time, to such greedy people and their giant, mis-shapen egos.

Makes a lot of sense Garth – I used to enjoy scrolling through the comments but they have become tiresomely fixated as of late. Can’t imagine personally approving this garbage – or slogging through the drivel that qualifies for deletion. Ugggh.

I am hopeful you will find a way to keep things rolling – ever toyed with reddit-esque style comment voting? Perhaps wishful thinking but I suspect the vast silent majority would suppress the garbage….

Or screw it – a blog without comments is far better than no blog.

That’s a great post but I disagree with posting real names. In today’s day and age anything one says will be used against them for the rest of there lives due everything being recorded on the Web.

You say you are an old guy; gone are the days where one could freely demonstrate on the street corner without the fear of being arrested, pepper sprayed,shot, beaten up just for expressing yourself; you see it everyday on the news.

Good honest whistle blowers have had their lives destroyed for telling the truth.

The last freedom of democracy (although IP’s can be tracked) are blogs like these. Whether one agree’s with the comments or not, you have a choice not to read them. Many time’s it is not due to hate but to frustrations of life, it is a way to vent! Do I agree with many of the comments, no, but I respect what they have to say. We have been so constricted in what we can say, write, or even think about in today’s world that it is just becoming a huge bubble ready to burst.

I respect very much what Garth has offered us over the years. Garth it’s clear by today’s blog you have hit the wall. Shut is down for awhile, take that vacation with your wife and the bionic dog, make that important decision on what is next; thanks again.

As a reader for the past 7 years, having profited handsomely by your daily (and free!) advice on real estate, investments, politics, and even the occasional dog blog, I agree with others who suggest closing down the comment section; whether temporarily or permanently.

Divisionism has gone un-virtually viral; rich vs. poor, young vs. old, right vs. left, us vs. them. Lamentable behaviours and words are now the norm in the online world. The end must be nigh.

You have done an admirable job of letting most have a voice here at your personal expense and for that we are thankful. You have done this country a great service as a public servant and Canadians at large too, since greater fool launched. We owe you much.

But if you must choose between sanity and this pathetic blog, the choice is clear. Having to moderate and don the hazmat suit everyday thanks to the arrivist whackos is not something anyone should endure – especially on one’s own damn blog!

So thanks for everything; loyal readers will continue flocking here everyday as long as the blog lives. We know it is your house and your rules, and we are all guests here. Whatever you decide, we are behind you.

And to the angry squatters: this may be a pathetic blog, but we are a civil bunch too; Garth pays for it all, so he gets to call the shots.

GT, don’t shut GF down. We need some sane guidance from someone who doesn’t just repeat what the RE associations make up like the MSM.

Got a great solution for you. As you say, countries no longer have walls around them. So, instead of shutting down the comments section or worse yet the blog completely, just hire yourself a virtual assistant who lives somewhere in this big world where the cost of living is a lot lower than YVR and $5 per hour is good money.

Heck, you could probably even get a poor Vancouverite who is over their head in mortgage debt and needs some extra cash to do it cheap!

Sure, you’d need to spend an hour or two training them on filtering what is acceptable and what isn’t, but once done, you are golden! When in doubt, outsource!

That’s a good first step that would be beneficial to you, Dorothy and your sane, reasonable and loyal readers. If that doesn’t work, just disable the comments section as someone suggested. Wouldn’t bother me, since it takes too much time to wade through someone of the nonsense, so I generally don’t spend much time there.

This is a place of financial sanity for people like me and I assume many others. I was with family the other night and dared to suggest that Toronto real estate was overvalued and could soften up in the coming years. Lots of stares of total disbelieve. I ended up just shutting up, total waste of energy. The herd is moving forward and don’t get in their way or you will get trampled – for now.

Garth, this is a great site, stick with it. You provide a valuable public service – similar to what you did as an MP just in a different vehicle.

Maybe try changing the conversation. I get the sense your blogs have been catering to the posters comments a bit too much.

Stopping your blog is not an acceptable option, I already cancelled cable, if you stop blogging I would cancel my internet too. Bad for the economy.

Garth let me start by saying that we all care about you and appreciate you for all you try to do.
From your obsessive concern for our financial well being though you have formed an unhealthy addiction. People who struggle with addiction are often in denial about their situation and unwilling to seek treatment. They may not recognize the negative effects their behavior has on themselves and others when it comes to addiction the person with the problem often struggles to see it and acknowledge it.

It’s time to let go of this repetitive cycle of daily posts. This cathartic experiment which I am sure takes it’s toll not just on you but those closest you as well. As you chase the high of a new post think of Dorothy, think of Bandit and lastly all the Amazons their hurt feelings of neglect as you pound out another financial life raft of hope for the uneducated masses stuck on a one asset strategy! The years spent trying to drive home the message of diversification. Oh the rush you must have felt once and yet now you can never quite achieve mired down in rants, racism and greed. Know that what you have done is much more than most but now is the time to let go.

I don’t suggest cold turkey the withdrawal could be dangerous, not just for you! But perhaps start to roll back your intake of output to a few times a week instead of daily, maybe limit the comments down to a specified time period rather than 24hrs. I too once read every article every line, comment and word. Eagerly waited daily for the fix of a fresh new post checking the comments for what came next. Now I limit my intake. It’s not easy but I must for it becomes all consuming.

Good luck kind sir and remember what you have done is much more than most for which I can never repay you, but that never was the point was it?

Garth, I think you are one of the most sane and intelligent people I know…and those two don’t always go together. ;) I read your blog and see your wise advice and observations play out in real life every day I go to work so it can be very frustrating to read some of the ignorant comments on here. I try not to because it can be depressing and life is too short. Please don’t shut down your blog. I do think that society is falling prey to a narcissistic mindset which, sadly, is getting harder to
escape. And just remember if they ever discover an anal polyp at one of my colonoscopies I will gladly name it after one of the racist, ignorant assholes that comment on here.

Regarding posting anonymously,we have had that discussion before.
I cant talk on behalf on anyone else with a handle but I do it to protect myself a bit.
At various times of the year I talk about some of the bigger /high end builds going on in Vancouver and I would not talk about them without a bit of protection.

Also I have started showing photos of various houses slated for demolition and would prefer not to get rock through the window.

My main point is off blog,Garth and I occasionally communicate and the first time he said ” Should I call you Flop?” and I responded by telling him my real full name and my wife’s as a show of respect,after all I know his name , so I thought it was only fair.

Just because some of us have a handle,does not mean we post anonymously and I only post as For those about to flop…

I’ve been reading your blog for a few years. I thought Canadian housing would pop after ’08. The longer this goes on the worse it’s going to be.

You have a degree of confidence in the future and the US market that I don’t share.

What happens when the whole world is like Japan ?

I’m a small business owner in southern Ontario. I don’t know what to do. Hydro rates are climbing. The provincial and municipal government’s don’t seem to understand that if I can’t make a profit I’m not going to run a business. And yet they keep handing out raises to the civil servants, teachers, cops and firefighters.

I haven’t had a raise in 16 years.
I earn about half what a teacher does.

Does a teacher have to keep $750,000 of inventory to get paid ?
Does a teacher’s customers go somewhere else if they’re not happy ?

The many taxes my business pays far exceed what I make running this business. And the tax collectors have no risk and they keep adding regulations and red tape to justify their existence.

The pendulum has swung to far to the left and it will change direction. Let’s hope the backlash isn’t to extreme.

Garth may I suggest that you take a blog holiday and then when you return blog very second day. Eight years of this is indeed too much for anyone and must frankly be getting boring. At your advanced age the centre of your life should indeed be Dorothy and not this blog. I support your wife on this. Go somewhere nice.

Also pay another person to moderate for you. Get out of this part of the business. Too time consuming. Tell Dot, no iPads in the bedroom.

Re racist comments this is what happens when ordinary people feel and that is a key word versus know, that they are shut out of their own neighbourhoods. They don’t see a route to enjoy the life that their parents and grandparents had. The reaction is anger. The result is an expensive but empty city with shutting stores and empty schools.

The only answer is either massive building of starter subsidised homes or tax changes at the federal and provincial level to ensure that housing speculation and holding empty homes doesn’t pay. Here in Britain they have just changed land transfer tax so that if you own another home you pay far more if you buy a second. This is already slowing the market. Govt needs to act with tax changes but doesn’t as these housing problems don’t impact on the multi-millionaire politicians who run this world. Just us.

I have nieces and nephews in Canada that despair of every owning their own home and this does not make for a stable and happy life. It makes for anger and racism. This is the second largest country in the world too where there is no actual shortage of land either.

Boil must be lanced as the first world is getting ugly. Garth your blog has highlighted a crucial and growing civic problem so well done.

I find you almost super-human to moderate all the comments and at almost all hours of the day. Seldom a quiet evening at home I suppose – always close to the computer because… gotta tend to the blog & comments. 6 days out of 7, that’s a lot of time and I can understand your better half might grow tired of not being able to spend more time with you. I also understand your growing exasperation with some of the disrespect here at times.

As many have suggested, shutting down the comment section would be somewhat sad but it might be a worthy compromise to consider. I enjoy the comments (most of the time) and enjoy your insights and writings even more.

It would truly be our loss if you hung your hat one last time and flipped the on/off switch. We are guests in your digital hangout space, and if the party’s over one day, c’est la vie.

Why not just make people post non-anonymously? It is exceedingly rare that sites allow fully anonymous comments without even a registration required. Ask your web guy – even if you made people log in with Facebook or Disqus or something similar, that’s enough to cut out the lion’s share of the nasty stuff. Sure the few will still find a way around it, but removing the thin veil of Internet anonymity will very quickly show these hateful bigots for the cowards they are, and keep most of them quiet or at least more respectful. The comments used to be fun, now it is just meh. These days I just search for “garth” and read the ones you’ve actually responded to and ignore most of the rest. Keep up the blog game – I may only agree with half of what you write, but that’s just because I have independent thought, and I also appreciate an opposing view. Even polar views can be of value if they’re used to balance their opposites. Don’t like the Liberals? Just put the dippers and cons in a blender and have a delicious centrist smoothie. Sometimes Garth you’re a lib, and other times you’re an ingredient in the blue and orange cocktail, but you’re always worth the time to listen to. Thanks.

I’ve been a daily reader for ~2 years, and a very occasional poster. Your blog has motivated me to move my investments out of the high-priced “walled garden” that the banks steer people towards, and into low cost ETFs using a discount broker. Your daily missive is much appreciated and will be greatly missed if it disappears, but on the other hand your life balance must be paramount.

If you do close up shop, would you consider archiving the content? My investment notes have quite a few instances of “see Garth’s blog YYYY/MM/DD” :-)

I do read through the comments section and value the input of a few posters, but I agree that recently the signal to noise ratio has decreased. If the price of keeping the blog available is elimination of comments, then so be it.

I’m another in the long list of readers who enjoys this blog but never posts a comment. Probably for the same reason, we don’t feel we actually have something worthwhile to contribute and we feel that if we’re going to comment we should.

I envision this blog as a bridge, offering people one fairly easy to follow way to financial security through diversity and balance with practical suggestions on how to do so.

Some commenters are crossing the bridge, following the advise; some are on the bridge, suggesting alternatives; other are horking loogies off the bridge, but still kind of contributing or at least entertaining the rest of us.

Underneath the bridge are a hoard of commenters who include trolls; people muttering incomprehensibly to themselves; angry children who just don’t get it, declaring ‘BUT I WANNA HOUSE’ and ‘I WANNA HOUSE HERE’ before holding their breath, turning purple and passing out; and other sundry characters pushing for space.

I rarely read all, or sometimes any, of the comments here, though I appreciate some of the more helpful ones that have appeared from time to time. This blog has inspired me to get rid of all consumer debt (which I finally did last year) and has shown me that there is a way to financial freedom that doesn’t involve winning a lottery. My investment journey has just begun but I’m sure will be most entertaining.

It seems some of the haters just don’t get it. Some of the other tasteless posts seem to include people attempting to emulate your clever and barbed writing style.

Thank you, Garth, for your sensible advise. It has helped me immensely and I look forward to reading your blog for as long as you see fit to grace us with your prose.

(Really though, how could you close down the blog, would you really want to turn personas like dear Smoking Man out on the street or worse, loose on the rest of the internet…)

Hi Garth—I’m a first time poster but a long time reader. It takes a great deal of writing talent and persistence to keep a blog like this interesting and current. Thanks for your hard work–much appreciated!
On another note–there is an increasing belief by some people in our country that they have the right to be nasty or obnoxious whenever they wish. I am in favour of what poster #153 says–we don’t need the aggressive and butt nugget comments that Lisa Lisa #21 drivels out so easily!

Thank you for persisting in your daily blog, Garth. You provide great (and entertaining!) perspective on finances and where Canada is going with this real estate fetish.

It’s easy to get caught up in the HAM hype here in Vancouver, but regardless of one’s position on what the heck is wrong with Vancouver’s real estate market, racism and xenophobia are as un-Canadian as it gets. I hope that if you get sick of moderating, you’ll consider shutting down the comments section while continuing to blog.

Its human weakness that a big percentage of the population are morons. My asian friends, who also read your blog think nothing of the “racist” comments other than it encourages discussion. Discussion is good!

It looks clear now, but it took a while for me to get the self directed tfsa account where 40K invested in a mix of REIT and etf can return 2500 a year. To get same money from GIC with a rate 1% and after paying income tax I have to invest about 500K.

My hat is off to Garth whose commitment to free speech in the comments section is admirable given some of the crap. But there are good dogs down here as well, something for just about everyone.

For those with HAM angst: try to worry about your own condition, you can’t control others, you can’t control the future, forget about government helping anything.

Things have a way of working out just fine, and your attitude is a big part of it. Change is going to happen, and you’ll need to find a way to make peace with it. Life will be tough for those who can’t peaceably adapt, that’s all there is to it.

Getting your blood pressure up over things you haven’t a hope in hell of ever changing is worse than smoking a pack a day. Doesn’t matter if you disagree with what’s going on, you’re sticking a knife in your chest. Find a way to see things in a palatable perspective, anger and resentment don’t do anything good for anyone.

As much as my wife would approve of a little more hubby time, I hope Garth is back again tomorrow :).

I am a self professed leftie with a social conscience and at times why I wonder why I bother reading posts from righties who are all about ‘the I got mine and screw everyone else’ attitudes.

Regardless of the fact that I am one of the people that have the majority of my assets in one particular spot, that I will not specify, I enjoy reading the main post of the blog.

The comments I merely scan through, if that, mostly looking to see if the “Head Dog” has answered any.

Even though I am, situationally(if that is a word), unable to take advantage of the free advice, I still read it all and do monitor to see how accurate it is.

Besides, I am truly envious of the “way with words” that Garth has. Plus, the sense of humour is sufficiently skewed, and I like that.

Garth, thank you for all your efforts and your continued perseverance in writing this blog. I really appreciate what you do. It’s quite incredible actually.
I was one of those people that you were targeting: over invested in a single asset, house poor all the time, living pay check to pay check, never saving a dime. I didn’t have two nickels to rub together. Every time I got ahead…the roof would leak, the hot water heater blew up, the deck needed replacing, etc, etc. My house in Van was costing us more than what I made. I was slowly sliding into financial oblivion.

Finally sold the beater house and rented a beautiful home for less $$ monthly. Got completely out of debt. Opened TFSA brokerage accounts. Invested the little i had left in a mixture of ETFs and preferreds.
It’s almost surreal the change: I have money to enjoy a few luxuries, I am committed to my balanced portfolio and my balanced life!! I am teaching my children what I have learned from you.
It’s amazing how fast investments grow when you are committed and disciplined. For the first time in my life I am not nervous or worried about having enough money.
Compared to most…the money I have invested would seem minuscule…but compared to slowly going in the hole for 10 years…it’s amazing!!

You do good work here. I never would have found the way without your blog.

Have been reading your blog since 08 Garth. Never missed a one. Funny as I was driving up to the Okanagan from the coast today I was actually thinking about the very thing you posted and wondered how on earth you could possibly have done what you have without some fallout from your spouse. I bet that most men on this blog actually have to keep the fact of our blogging from our wives. I probably spend 2 hours a day on this site and I can say that lately the amount of garbage that emanates from some of these bloggers leaves much to be desired. It has gotten to the point that I suspect that many like myself feel like packing it in. This blog certainly attracts some dandies to say the least. I never thought our country was as racist as this blog would indicate. I have personally witnessed this as a young child towards our natives. It was very saddening. Having moved from the prairies to BC, I could not believe the attitudes towards the first nations people. Now it is towards the Chinese. I have several Chinese relatives, 2nd, 3rd and 4th generation. I’ve worked alongside many over the years and went to school with some. We could learn something from all of them. This blog was a lot of fun going back a few years with people like HD, Dan in Victoria and others I’ve lost track of. It’s becoming somewhat scary. Would not blame you from packing it in. There are some very ungrateful people out there.

Most countries outside of Europe don’t have open borders. Japan, Korea, Israel, Saudi Arabia, Uzbekistan, etc.

Try getting Mexican citizenship. The number of migrants taken by Asian countries probably doesn’t exceed the number of average posts on this blog in a given day.

I’m okay with excoriating people who see only Asian mendacity as the sole cause of Vancouver’s housing woes, but lets not be delusional about how open the world is. The western world is open, but an awful lot of places are not.

The reason Garth wades thru all our less than scintillating comments is that he truly wants to weed out hurtful and vicious remarks. We really don’t deserve such conscientious monitoring.

Putting racism aside, Canada has a huge trade imbalance with China for 20 years now. All that money we are sending there has to come back. That is just economics, its not racism. Canadian dollars are worthless in China. Since we have nothing else to sell them, they are buying our real estate. For a variety of reasons, their preferred place is BC.

Plus in the last 10 years the CAD has fallen 30% against CNY. Why is that so hard for you, or anyone else, to understand??? With the collapse in oil, we have even less to sell to export to China, so yet more money will pour into real estate.

I took your advice on how to buy in YVR in this crazy time. I called up the owner of a home in langley that in the sales pitch on mls said first time on the market original owners. Googled the address and home owners name and number came up.

Tried to give them my sad story, the struggle, unfortunately the husband answered, we talked for ten mins, swapped stories he told me good luck bidding.

But I tried and will not give up, hope the same for you!

Remember the 1% of internet comments rule. The vast vast majority do not even bother to put fingers to keyboards. The bulk of people you help and encourage never actually write here. Those of us that do back away when the even smaller percentage decide to get personal or racist. Keep up the good fight Garth, we need you.

With that being said, I do think that the older generation of Canadians need to acknowledge the effects of what housing prices and other macroeconmic policies in Canada are doing to those under 40 crowd. Denial will only lead to more radical responses (HAM is real, whether politically correct or not).

We need to address all elephants in the room. White, black, yellow, or wrinkled and try to make Canada one that is for all Canadians.

If you are young and frustrated, do something worthwhile like helping to support Generation Squeeze or a like minded organization. Get off your butt and out of the basement and call for meaningful change.

Garth has done a great job with this blog and I try to read his posts every week. He is a highly educated man, a talented writer and most of all, he is very stern and unwavering in his opinions, view points and beliefs and perhaps this is where the discussion in the comments section reaches its boiling point.

Garth, this is your blog and of course it is yours to moderate and control in any way you see fit. But immediately branding almost everyone who has a differing opinion as an idiot, racist, xenophobe or entitled cry baby, regardless of how eloquently they present their viewpoint, will ruffle more than a few feathers.

Many feel their country has sold down them river by its leaders with no regard for those who live, work and die here. They are disenfranchised, frustrated and feel a deep despair in the fact that they may never have what they’re wrinkly parents easily attained regardless of how much money they are earning. Ridiculing them, telling them to move, accusing them of racism and jealousy only cranks up the temperatures.

Maybe we need to listen a bit more rather pulling out the race card and name calling shenanigans to shut down the discussions that make the politically hyper-sensitive uncomfortable. Feeding the trolls? Absolutely not. Inviting intelligent discussion and avoid dismissing eloquent and valid counterpoints? I would suggest, yes.

But again, it is your blog sir.

That’s right its our own government whom allow the abuse on our system.

I’m Chinese, been here for over 35 years and pay my taxes which I don’t mind paying.

I know lots of Chinese people who plays our system well. It’s well knownto the community , not only to the Chinese but all foreigners where the loopholes are.

1) back in the olden days people from would come over from other countries and give birth to their kids in Canada,

– this gave them Canadian citizenship
– later on when they grew up they will come back to the country … as Canadian citizen (even though they lived in another country all their lives.
to get a free education. Some come here because they were too weak in their country to move forward with the education some come here because our universities are subsides by the government with grants and loans which may never get paid back.
3) other take advantage of our welfare system. They move around so much its hard to track where they are most goes back to their country and collects the cheques. Having others report for them and may show up in Canada for a short duration of time. (I’ve seen this happen many times and it gets me angry) But its part of the game.

Others gets their pension from a foreign country and takes advantage of the additional$$$ from our system.

I wish this would stop but our system is broken and is taken advantage of. Don’t see an end to this until the money runs dry

Maybe shorten the comment section; maybe shorten your days to 2 to 3; maybe take the summer off.

Could not believe how you can keep writing a blog almost every second day with hardly any days off.

One of the things that one special teacher taught was to listen to everyone so nothing (most of the time) gets under my skin. I get to the bottom of all problems and I am good at it. I have helped many children and adults and bypass their level of thinking but with reasoning and facts to make it clear and understanding.

We all love this blog GT but sometimes a change is in the call.

It’s really now wonder why some blogs like Daring Fireball don’t do comments any longer. As an option you could always disable the WordPress comments and replace it with one requiring a Facebook login. People forced to comment under their name are less likely to post hate.

Be a shame if you gave up. Explore the options. I don’t always agree with you, but that’s not a requirement. What we DO agree on is avoiding the madness that is housing lust. Hard to do in a land weary from housing propaganda.

My father was an immigrant to Canada, I have emmigrated to Australia. The housing lust scene is no different here, so many have their eyes set on just one asset class.

Have to say, though, that some of Smoking Man’s comments could cause cancer. Maybe there should be a warning of some kind?

I think a better comment moderating system would work well for the greaterfool, like disqus, where you allow better moderating, and users can upvote or downvote comments (like reddit). There are too many trolls on the internet, and we need to axe some of these silly comments, especially “FIRST!!” Argh!

Second, so very,very sorry for the 412,039 comments. To moderate the internet is a Sisyphean task. The comments (I only read ones you reply to for a chuckle) seem to be the drag of it so perhaps there is a way to thin out the herd or perhaps by just doing away with the comments. Most are self-aggrandizing blather anyway.

As one other person wrote, it is the equivalent of graffiti. Or worse, it has become a forum for people to perpetuate negativity, and a strong sense of separateness. No good comes from that. The spousal stress is tough, sorry to hear about it. You’ve been a… I’m going to use your verbiage now… ‘Successful’ guy most of your life. This sheltered your wife from serious want. For the periods of time you guys may not have had a lot of money, you had enough and she had the benefit of your guidance. Not to mention more quaint times, which as you correctly surmised, had Canada protected from unfair competition and thus presented more opportunity. Your wife had less worry than most wives today. She has been, in more than one way, sheltered.

What I would say to her is this: I’m sorry you had to read the kind of comments Garth usually deletes. But be grateful you never had to love the life that gives rise to the kind of unhappiness that generates comments like that. Don’t be mad at them. Feel sorry for them because they got the short end of the globalization stick. And now they act like bigots because they can’t better articulate their hurt. But they’re hurting. I have been a faithful visitor of your site since the early days. Your warnings were correct, it was the gov’t that set the stage to spite those warnings that has been wrong – we just haven’t tasted the consequences (yet).

Any anger or blame from should be directed at one self for not playing the ‘game’ presented, or to the maker of the rules of the game (the gov’t), but not to the players of the game. Being aware of the playing field is a plus, hating the players on the field are a minus.

All the best to you and yours, whatever you choose to do. I know I would have shut the doors long ago. I understand where you are coming from; life is too short, at some point you want to put the shovel down. I hope you have at least churned some business b/c of this blog or sold more books.

That’s why we have moderation and I encourage you to use it as much as necessary to keep the discussion civil and at a level you (and your wife) are comfortable with. Just delete the posts that don’t meet that standard and don’t even bother to say «deleted».

Your contribution is unique and appreciated, this blog is both fun and interesting and I hope you will keep doing it (but nobody forces you to write every single day…). Besides, it would be a shame for you to stop doing what you like because of a few morons. So please don’t.

Most of us are perfectly aware that daily news is extremely narrow, biased, and full of puff pieces of little permanent importance. Besides, we are constantly distracted from the most important cues of economic reality by the intervention of interpreters, pundits, explainers, spin-doctors and all manner of experts who tell us that what we hear or see is no really as it appears. Even when we hear through the noise, dismiss the interpreters and actually notice an event, we simply may not have the background of knowledge to comprehend – to connect the dots as it were.

Truth is, without this blog most of us – blog dawgs – would be lost, literally.

Although we may, now and then, encounter ungentlemanly comments and/or replies while reading the comments section, I think this blog would not be the same without this financially-themed “cathartic caucus”.

Your blog rocks. You also have supporters. People who blame others for their own failings and inability to succeed have always existed and will always exist. Also, there are many trolls who just get a kick out of posting non sense so as to initiate endless pointless debates.

You talk in a rational logical manner which implies that 99% of people can never understand what is being discussed. People are illogical and governed by what they “feel” or want. Logic has no place for most people. The concept of “cheap” money driving up real estate is VERY hard to comprehend. Hence, most people will blame anything and everything.

My usage of the number 99% is to make a point and also based on life experience that most people like logical arguments only when these support their own views and will simply get rid of any facts that contradicts their “version” of reality.

I have read this blog since day 1, and before that, your columns. I appreciate all you do to spread your financial messages.

If you choose to continue, perhaps a registration format for commenting is required. It will help weed some (but def not all) of the crap out. But there are professional shit-stirrers who will leak in. Use comment rating system to flag them too. Make life easier for you, anyway.

Cuban immigrant here. I was completely broke when I came to this country. I never asked for government help or any other help. I worked (legally) in many things (carpenter, plumber, constructor, roofer, farmer and more); now I work in my profession, Software Engineer. I have paid my taxes, all of them.

Now, I am Canadian; I am proud of being so. This is a great country, with freedom and the opportunity to fend for yourself. Opportunity and freedom, you see, is a rare thing in some places of this world.

I say all this, not to brag about myself, but to stress the fact that immigrants struggle a lot in this new land. If we manage to make a decent living, it’s because we have worked our asses off. I do personally know lots of immigrants from different nationalities. None of which was rich before coming here.

Your blog Mr Garth has taught me more about Canada than anything else. I am grateful for that. My hard work was not enough, reading your blog pointed me on the right path.

Everybody is so easily offended that there is no public discourse possible without offending someone. While some comments are offensive to shut down the comment section would do your blog a disservice. I find the comment section the most interesting and educational part of this blog. If people are offended they need to get over it and learn how to filter out the negativity. What has happened to free speech?

I don’t know what the answer is to the comments section problem. I DO know that it’s not possible to “unread” anything that your eyes see. I’m pretty certain it’s not possible to “unhear” the hate-filled, cynical, misogynistic, and sometimes racist stuff that tries to pass for intellectual discourse on this blog.

I had stopped reading most of the commentary a few months ago then came back to skimming it in the hope of finding some of the witty repartee, genuine wise contributions etc of just a few short years ago. (Some of you will remember Bill from Muskoka, Pecked to Death by Ducks, the Cat Lady, Live Within Your Means and many more.)

Anyway, whatever your decision, it will/must be the best one for you. It will allay Dorothy’s fears for your sanity if she knows you’re not reading a steady diet of garbage throughout every day.

For me, I’ll miss the dog columns, the very rare patriotic posts and even your occasional rants. Today, I’m not going to hide behind my usual initials and will proudly use my name.

Hey T.N,I was at the dollar store buying earphones for my phone ,should have been 1.40…. 1.25 plus tax.
They charged me 1.85 , I was curious as it is a dollar store so I looked at the bill.
45 cent environmental fee which works out roughly to be a third of the price.

There is middle ground between time wasted in editing the comments, and completely shutting down the blog. That is to disable comments completely!

Garth, you have the number one financial blog in Canada! Maybe even the whole world! It is a needed voice of sanity crying in the financial wilderness. I’m going to add to the pile on here, to say thanks for writing, and please keep it up! You provide, by far, the most reasonable financial advice anyone has ever received for free. I have read your pathetic blog daily since 2009, and have noticed a decline in comment quality, to the point where I never read them anymore. I remember when I was young and impressionable, reading the discussion points in the comments provided additional ideas and clarification of the day’s lesson; now it’s just a cesspool of racism and misinformation from the haters. With the exception of Smoking Man, who has been a loyal patron of this section for years, please do shut down the ignorant comments and keep things on topic. Thanks for writing, please keep it up!

I’m Chinese, been here for over 35 years and pay my taxes which I don’t mind paying.

I know lots of Chinese people who plays our system well. It’s well knownto the community , not only to the Chinese but all foreigners where the loopholes are.

You speak the truth, but don’t let it bother you. Worry about your own future. Pay off your debt, save what you can, and limit your exposure to government. I can guarantee you will be smiling before too long.

I look at T2 policy and shake my head. He has given me a tax break. He’s handed me more child care money and now made it all tax free (I’ll spend it on beer and popcorn :) ). I have a paid for house, 100’s of thousands invested, and no debt whatsoever. T2 gives guys like me handouts, and stick our youth with the bill via a 12 figure projected first term debt increase. I hope you Millennials are happy with your choice, I told you so.

I have recently looked at my habits and spending, and have subsequently eliminated $145.00 per week of unnecessary retail spending. I should have done this long ago, thanks Trudeau/Wynne for getting it to the top of the priority list. No taxes paid on money not spent.

I have committed to buying used on larger purchases. Since the beginning of the year, over 3500.00 was spent non retail. No taxes paid on top of money saved.

Sorry to say it, but some work will be contracted out UTT. What can I say, as I lose hope in government, I care less and less. No taxes paid, thanks TFW program, you know they knew it was going to happen..

I have been pounding it into RRSP’s since mid last year and will be getting a five figure tax return for 2015.

I have made a creative deal for a truckload of surplus wood pellets sufficient for 4 years worth of heating with a guy with a bit of a problem on his hands. Half price, no taxes paid.

I will probably be joining the ranks of the part time, OTS, Kijiji/Ebay manufacturing world cult.

I’m just one guy, and thousands upon thousands worth of Provincial and Federal taxes are not leaving my wallet, and also coming back to my wallet.

That’s what you do Juno, don’t sweat government policy. But don’t pay them either. Your vote only goes so far, the rest you do on your own. Be the laffer curve in action. Don’t waste any time worrying about what others are doing, worry about your own life and goals.

I read your blog every day and truly appreciate the insight you provide. The commentboard isn’t an accurate reflection of the views of your readers. I, for example, never comment as 1. the format of the comment section (chronological order) isn’t conducive to discussion (whereas having threads, upvoting, etc. would help) and 2. I just expect it to be full of trolls (welcome to the Internet). Maybe consider finding volunteer admins to help monitor the comment section?

Intolerance stems from ‘fear’ and ‘ignorance’ (lack of knowledge)

With respect to this issue, I see two kinds of intolerance.

1. Intolerance of the citizenry.
People ‘fear’ that despite having family incomes that are well above the average, they will never be able to afford a home.
They ‘fear’ that their neighborhoods are changing for the worse due to the vacant unkempt properties.
People ‘fear’ that their government is willfully ignoring the issue.

People are ignorant of why this is so.
They hear stories and anecdotes of foreign funds.
They see empty condos and houses.
They see government make no effort to discuss concerns.
They see absurd price increases in real estate that means they will never be able to afford to buy.

And fear and ignorance breeds intolerance.
(See Europe and refugees, and US and Trump)

2. Intolerance of the elected officials

Government ‘fears’ that if they were to really analyze the level of foreign funds in the real estate market, that they ‘might’ find that there is a huge impact.
They ‘fear’ that to even ask the question will bring on accusations of racism and xenophobia from the ‘enlightened’ citizenry.
They ‘fear’ that this information could outrage the electorate which might force them to put policies in place to address it.
They fear that these policies will kill the ‘golden egg’ of housing.
They fear the ‘value’ of their own house will go down.

So they choose to remain happily ignorant of the issue.
Choosing to ignore it and hope it goes away.

The solution is simple.

Find out the facts.
1. Are foreign funds having an impact on the Canadian housing market?
2. If not then fine.
3. If so, then let have debate as to if this a good or bad thing.

Or, we can continue to do the following:
1. Resort to intolerant remarks to support a position.
2. Ignore the underlying issues and describe the intolerant as racist.

Suggestion: set a limit as to how many comments will be posted each day….50? 100? You can still delete some of those first 50/100 such as “First” and any others that are in bad taste….but once the limit is reached, that’s it for the day… can just delete every other one that comes in without reading them. Will certainly cut down on the amount of time you will need to spend on the blog….which is definitely a good idea!
You might also consider how many blogs to post each week.

The real culprits are central banks, banks, lenders and government policies that give people false hope that they can own a house and pay 2% to 3% mortgage rates.

This cheap money has made increased housing prices by 300%, 400% and even some places 500% in the last 20 to 23 years are so.

People are going to be in debt from each generation to another and to another etc. They were tricked, fooled, duped big time.

Socialism in any form does not work and actually makes things much worse. You guys wanted low interest rates now each your lunch.

Locals can’t afford to live in Canada so the flood gates are open. They need taxes desperately. Much money is being laundered here from foreign countries.

There is so much click-bait, sponsored content and generally bad journalism floating through the web, and sites like this are sorely needed.

The hateful, ignorant commenters are now just a part of the internet. Their voice seems loudest. Most of us quietly appreciate the work and gasp as we scroll through the shameful discourse that occurs.

I hope you continue to provide sound advice and hilarious, well-written reporting.

Maybe I’m different. I don’t care if someone posts angry and hateful stuff. That’s reality, that’s humanity, and censoring it does not make it go away. I disagree with many posters on many topics, but I like the opposing views to temper my own. Every now and then I take a little tidbit of wisdom from others, and incorporate it into my own views – sometimes even those leftwingnuts make a good point, or see things in a way I am not predisposed to do on my own.

As others have said, haters gonna hate – fill your boots – no one really cares. IMHO, an open anonymous internet forum shows humanity in its most raw, unabashed, unapologetic form. It’s more real than anything out there anywhere else. If you’ve ever wanted to know what’s really on peoples minds, come on over to the GF comments section.

If it were me running the show here at GF, the commenters would have to tolerate extreme opposing views. Don’t feed the trolls, they won’t hang around long. Maybe I’d make it so you’d have to log in, and you could block other individual posters’ posts from view if you can’t stand to look at them.

There is a difference between honest anger and the inappropriate expressions of same, and wholesale attempts at making trouble for entertainment purposes. These folks just out for giggles would be banned as required – that is pretty much it.

The internet allows anonymous postings so you really get to see what goes on in most people’s heads. And it isnt pretty.

I work with many rats. Most are female. Get this, at my job, if there is a late call, and the shift ends at 7:30, my unnamed female coworker, 16 years my senior DEMANDS that I have her called in to finish the procedure, even that means paying her three hours at double time, instead of paying me say an extra 20 minutes at double time. If the situation were reversed, I would expect the same, because ethics matter.

What I have found is that most people are rats. You would expect people older than you to behave ethically. Not so. And as far as people venting and playing the victim, if they think they are victims, they are. So their self talk is all wrong. I wouldnt blame you for not posting their nonsense. Your choice.

For me, I have my coping tools to escape from this pathetic planet. This morning I got out of bed, warmed up with two sets of 385×8 on deadlifts, then 425×2, then 425×3, then 495×1. No grips, no belt, and no chalk. Just the basement and me. Then I ate breakfast. Then I drove to work to the hospital. After dealing with estrogen all day, I get to return and do heavy front squats and in between sets move pieces around the chess board. Given that it is my 44th birthday today, its fitting that my wife said not word to me before she left for work. Such is typical female behavior. But it isnt enough for me to go gay, because I dont fly that way.

Other coping tools: Loud shredding on my left handed stratocaster aka Yngwie Malmsteen, readings on finance and investing, reading on plumbing and electricity, Church(yes Im Mormon one of the last real places where men can be men, thank you Joseph Smith), poker online and occasional wife affection(maybe once a year if Im lucky).

Tune out all the loser victims Garth. That’s the majority of the population, so it wont be easy.

On the topic of mainland Chinese & HAM in Vancouver, I have a hard time understanding all the anger and resentment. I was born and raised in Vancouver so I’ve seen first hand the insanity that has been going on in the real estate market pretty much since the late 90’s (just prior to HK returning to China). Combined with the limited number of high-paying jobs available in the tech sector, this provided me with the motivation to find a job in the U.S. with a world-class company. I couldn’t be happier now. Gen-X’ers and Millenials: why not take steps to improve your own situation rather than whining and complaining all the time? Find another job elsewhere, make money, improve your standard of living, and be happy. The world is your oyster!

Hey Trackie ,we have spoken before about the second hand market and how my wife and I sell our stuff in U.S dollars.

Well eBay sent us a message a couple of days ago and now as of June you can only sell in CAD apparently.
As my wife said,no big deal we will just raise our prices.
I just hope we never have to pay taxes on that money but I guess if we did we would just pass it onto the buyer like you do with the shipping.

I’ll echo all the rest. Keep the blog going Garth. You have definitely helped many of us by keeping a consistent, level headed approach day after day, year after year. I could take or leave the comments as they aren’t really the easiest to keep track of and read. The like/dislike or report function that a lot of sites use could ease your load on needing to read each and every comment that comes though and make it easier for us to read and comment between each other. Or just stick to writing your posts and leave it at that. Glad you have the sense to know you are doing something worthwhile to help others and not shy away from your message.

I read this blog daily because you are, for the most part, wiser than me and a great Canadian.

Why not disable comments or switch over to something more formal (eg. facebook login). There’s a time to care what anonymous people think; now is not that time. Some folk are angry and it’s going to continue getting ugly for a while. Don’t try and ride this out and be a hero. Please keep writing but stop trying to moderate or you’ll get divorced, go insane and end up ranting on some blog somewhere too. I wouldn’t want to see that happen. It’s not just you even has had it and they’re changing their comment process. Remember, you’re just one man.

Garth, don’t quit. You could rest, write your post even once a week, close the comment section once it reaches 100 or at any time you feel like (tired, need a break), but don’t quit. Don’t make the bad guys happy that they managed to ‘shut you up’. You’re too brave for that. You’ve guts and a knowledge to prove that you are right. You don’t need to be perfect, nobody is. And there’re powerful forces deciding sometimes how the economical events happen. Hard to predict, especially these days. I’m just a common sense guy, about your age. Been many places, lived in a few Countries (English is my third or is it forth language?) and seen a lot and can’t believe how long the stupid RE bubble continues in our good otherwise Country. I see always simple solution to economy even on a global scale: PRICK ALL BUBBLES NO MORE TROUBLES. Even this late in the game… and we would still return to the old good days. Am I a dreamer? But who got guts to do it? Not our leaders. No wonder guys like Trump getting so much support… not mine of course, but simple folks are tired of all manipulations and lies in the media. Canada is a racist society like any other.
Role of the state is not to speak in the name of voiceless, but to defend the nation (in this case English and French
because the rest are tourists). No single Jew was allowed to Canada during Holocaust but hordes of war criminals were allowed after WWII, because they were skilled workers, no? Now I am not gonna to talk about Native Canadians because that is disgrace. Also everything is rigged to community support so if you have no community (means your race or your nation), you perish. Emigrants come here like refugees in hordes but like professionals, few. Now, Canada like an idea of humanity and freedom, of enriching people destiny is a good idea and will survive on long run but confusion rules the world today everywhere.

Even if the foreigners are bringing money into Canada and inflating housing prices, that’s a good thing, because the money spreads through local economy and gets locked up in real estate that at some point is guaranteed to implode, leaving those same foreigners holding the bag. You’ll be able to buy their assets for pennies on the dollar.

That’s money out of their pockets and into yours.

Garth says homebuyers who rent the properties out end up subsidizing renters. If the money is indeed foreign, then foreigners are subsidizing Canadians and in my book that’s a good thing.

Hey Trackie ,we have spoken before about the second hand market and how my wife and I sell our stuff in U.S dollars.

Well eBay sent us a message a couple of days ago and now as of June you can only sell in CAD apparently.
As my wife said,no big deal we will just raise our prices.
I just hope we never have to pay taxes on that money but I guess if we did we would just pass it onto the buyer like you do with the shipping.

Interesting, I’d be a little careful with ebay. My potential plans are a little fab work and local sales. I can fab and machine, my employer has anything I could ever need free to use anytime, so something like this is a natural fit.

Make no mistake though, government agencies are trolling both Kijiji and Ebay. I’ve already gotten an auto call “from OMVIC” insinuating I was a curb-sider because I had a few too many ads on Kijiji. Their bots harvest telephone numbers, and if yours shows up too many times, you get the “scary call” LOL!

Having said that, I can differentiate the racist comments from the non racist ones. Those on here that conclude the non racist comments are racist basically stifle discussion.

And believe me when I say this, I was one of a few visible minorities in my school growing up. And experienced racism from my own teachers.

Yesterday’s post and today’s lack of post remind me of my dear late mother…

Usually once a year she would get fed up of being not appreciated for all she did for our family, vent ,and go on a 2-3 day strike…no cooking, cleaning, etc. Would leave the house at 8am and return after supper…

Take a look at the oil break even point: Not looking so bad for Alberta now; in a couple of years things will get back to normal; hopefully not as crazy as before but a nice long steady growth.

I can completely understand you shutting this blog down, I would have by now if I didnt need to do this, which you obviously do not.

It’s a shame that the spew that is all over social media and comment sections of blogs and newsites has found its way in here and threatens to ruin it.

I stumbled upon your blog when I was looking for generators and information on just being prepared. I think it was around 7 years ago, and I have been reading you ever since.

I read your blog because you present some high quality information on how to structure your personal finances, learn how to recognize and deal with risk, and how to sift through the endless piles of crap out there on money and investing. Your blog presents a very humbling, realistic, and witty outlook on an important subject that we should all be aware of, and at no gain for you. This is something to be applauded for, not harassed with.

My wife and I have been following your models for financial structure (which we are adopting our own way of doing), and I can tell you it has changed our financial picture 180deg for the better. The people reading this blog should be utilizing it for what you intended it to be!

But, once again, the rest of the class has to ruin it for the rest of us!

First, Garth, congratulations on a new record number of comments. I have been wondering what to write since last night, which is an indication in itself.

I joined your army on 18 October 2006, the day Harper turfed you, and I dare say that you have not had a more loyal soldier. However, I started to pull back when you jumped the shark of objectivity after “socialists” were elected in Alberta last April. Then the election of an untested leader of a Liberal government made it worse. You, and a lot of commenters, had nothing to measure the new governments against except ingrained ideological yardsticks. The result is an ideological moshpit that might be enjoyable to the converted, but is a piss-off to those not drunk on the applicable Kool-aid.

You have surrendered control – anyone can post anything, whether relevant or not, whether germane or not, as long as no one could consider it to be hateful or racist. Does anyone know what “hate” and “racism” really mean, and whether those terms actually would apply to the published comments decried as such? We have reached that happy state of public discourse in Canada where criticism can be silenced by the slander of one word.

By coincidence, my wife also has suggested that I stop wasting time here. I have been tempted for months to throw in the towel, but hate leaving the field to assholes who have no facts or reason to support opinions but push them vehemently anyway. Or use this blog for presumed personal enhancement.

It’s your blog, your decision, and your rules, but I would recommend that you regain control or concentrate on your daytime job. If “Greater Fool” is to be a fair of information and ideas instead of personal and partisan vanities, post only comments that are on point, relevant and germane. Forget the gong shows and personal attacks. They contribute nothing to democracy or financial literacy.

Do you really want to be the publisher of a blog combing the tone and truth value of “Member’s Statements” and “Question Period”?

Dear Garth,

We have been reading your posts for 5 years and have never commented before. So, we are writing today in hopes of being added into the pile of comments that will sway you from ending your posts or at least to let you know how much we appreciate you and all that you do in case you retire your posts in spite of us hoping you dont. 5 years ago we were relocated to Vancouver and were thrown into the insane real estate market there and were faced with having to spend about $1,300,000 for a tear down home in a bad part of town. As we work extremely long hours, we cant live too far away form the core. The best way to express our emotional state at the time was first panic, heartbreak, denial (thanks to the bank) and then a combo of all three . My husband was 50 and I was 43 and we had been home owners for decades. We had gone to our bank (TD) to crunch the numbers and “Front Branch” would not qualify us for enough to buy even a 2 bedroom condo. They set up a mobile mortgage broker from “Back Branch” who came out to our branch and sat down with us to put together some creative financing. He asked my husband what his “Busiest biggest earning year” was to date and punched those numbers into his laptop and then asked me what I was currently bringing home. At that time I was not working. I told him this and he said “no, if you working, what would you be making.” He entered the amount I gave him and then gave us the amount that the bank was willing to lend us to be able to afford to buy in YVR. ($1,500,000 on fake income) We were shocked. We had thought the Canadian Banks didn’t practice this kind of fraudulent banking. We, were wrong. With our realtor pressuring us by bombarding us with the usual tripe about how “if we didn’t buy now we would never be able to because prices would keep going up”.
After weeks of house hunting and trying to shove the sick feeling we carried around because we were terrified about being our age and taking on such a massive amount of house debt we were beyond stressed out. Rent is so high there due to the high house prices. Well, one day we were at an indoor playground with our daughter and we started chatting with another parent and we came around to the topic of whether or not we were renters or owners and it came up that we were house hunting. He starting talking about; You. We, listened. We had a line up of homes to see with our realtor the next day and when we got home we pulled up your site and read from inception on. Late into the night, after many good laughs and some major epiphanies’, we looked at each other and thanked the Gods that fate had taken us to that biological infestation of an indoor jungle gym on the very day and the right time to run into and chat up an avid Blog Dogger who helped lead us to “Garph” (as our 5 year old at the time called you as she had not yet achieved the use of her “th” sound yet.) To this day, in our home, you are called “Garph”. We of course cancelled our house hunting and felt so blessed that we had stumbled into your world. We are so grateful that you dedicate your time, brain and the worst part, your skin; to helping others. Without you and this site we would have ruined our lives. We knew it felt wrong but you showed us why. You showed us the truth and woke us up from our hazy dazed stupor and we are so thankful. We have also sent many others to your site in hopes that it will help them too. And they pass it on and so it goes. Yes, your sense of humor can be off colour and even sometimes offensive to those that take political correctness to the max but, we love it. No one is making anyone read your posts or forcing them to agree with what you have to say. I would imagine that the comments that are hateful and nasty are very hard for you to have to read day in and day out. That over time they would drag you down. That they make you start to feel like you no longer wish to be exposed to or wish to provide a platform for them to expose their ugliness others. We too would rather see you post and not have comments than go silent.
However, you have been putting yourself out there for years and how could anyone blame you for wanting to step away and start a new adventure. Some day and maybe even soon, People will say that you were not wrong about your predictions, just…early. With Gratitude.

Maybe send all the email address of the ‘unlikeables’ to the spammers. Plenty of websites out there that would LOVE their email addresses :)
