Fire & fury

The last time anyone seriously wrote about how to invest during a war was when Russia walked into the Ukraine and started grabbing turf. But that blew over.

Today it’s again the topic. This time a lot’s changed. Kim Jung Un is a nutjob, walking North Korea closer to an unwinnable conflict that could toast millions of his people. The US is being run by an unpredictable non-politician bellicose bully, who just promised “fire and fury like the world has never seen.” This is not a polite Putin-vs-Obama dust-up. These guys seem capable of anything.

At least that was the sentiment Thursday when the Dow lost the most in six weeks, and the Toronto market took a 140-point dump. The tech-heavy Nasdaq had a bird and shed 2% of its value, while the Canadian dollar tumbled back to 78 and a half, oil lost two and a half per cent, bond prices spiked and so did gold. It was classic risk-off.

Volatility erupted, with the VIX shooting 40% higher after snoozing for months. In short, bodies were piling up at the exits.

So, should you worry about your investments? That depends on what they are, of course. As this blog suggested a few months ago, it was time to lighten up on US exposure and move some portfolio heft to other areas. American equities (and others around the world) have been trading at historic highs for a while. In fact we just came off a nine-day run of record closes for the Dow, with Donald Trump sending out self-congratulatory Tweets.

Valuations in the States are about 20% above long-term norms – perfectly okay when corporate profits are robust, Washington is pondering big tax cuts, unemployment is 4% and the world is calm. But when the most obtuse country says it can, and likely will, attack the US (or its allies) with nukes, well, stuff happens. Suddenly a lot of people are motivated to take money off the table and stick it into something more predictable. Thus, stocks down, bonds up.

This blog knows a lot, but not if the dictator with the Husqvarna haircut who shot his relatives with an anti-aircraft gun is fool enough to missile Guam or even California. Probably not. It would be suicide. But he’s entirely capable of raising tensions even higher and goading an emotional and testo-laden American leader to the edge of rationality. Expect more market declines.

So here are some things to remember during scary headlines.

Do nothing, even if you have a portfolio full of the wrong stuff. Reacting emotionally to very-recent events is a formula for doing dumb things. If you didn’t reduce exposure when markets hit one record high after another, why would you do it when they’re falling?

Having said that, scares like this should remind everyone why a balanced portfolio makes sense. When stocks go down, safe stuff normally goes up. Having a bond component, for example, helps reduce volatility, mute equity drops and lets you sleep through “fire-and-fury” nonsense. Besides, a proper mix of government, corporate, provincial and high-yield bonds, plus a healthy weighting in preferred shares, can give you a 4% yield on that more stable 40% of your accounts. Not bad, considering you get a dividend tax credit on much of it.

And diversify. Have some exposure to real estate investment trusts, for example, which own office towers, malls or residential buildings where rents have to be paid regardless of whether stocks rise or fall. Use ETFs instead of individual stocks, for growth with far less volatility (at a fraction of the cost of a mutual fund).

Also, remember the best time to invest is when people are throwing themselves off balconies. Seriously. Just harken back to the spring of 2009 when retail investors were stampeding to dump equities which had lost 55% of their value, thinking they’d all go to zero. It was emotional, illogical and knee-jerk. They took needless losses as contrarians wiped the floor with them. The world did not end then. It will not end now. Except maybe for Kim.

Finally, a quick word about this blog.

Consistently I delete or mark as spam comments which are racist, intolerant or hateful, usually against immigrants and almost universally anti-Chinese. A narrow band of morons believe the reason they can’t afford a seven-figure house is because some criminal dude from Asia stole it with laundered money. That hatred extends easily to everyone who was born here and looks vaguely Chinese. It’s revolting.

The comments you will never read here have become more extreme. Lately they’ve targeted my dog and my wife. Wednesday night I was threatened with death.

Just a heads-up if, some evening, you wonder where the words went.

Yes, I too had achieved some publicly know success, and even though I had reached the 4 figure per hour rate of pay, I walked away from becoming a much more famous public face. This was one of the reasons. Only 1 of a few others.

Fortunately, I am able to easily lead an anonymous, incognito, and basically freedom first lifestyle. As I have only worked for myself for a long long time, have no wife, no children, or grandchildren, pay/paid no alimony, no child support ever, no boss, no co-workers to contend with, and I live alone.

However, living my lifestyle, there is people who do come to notice, who become envious, even angry, and sadly, this even occurs among some close relatives/friends, who are now toxic to be around. So I do not have them in my life.

I live very happily, have no anger towards anyone and stay away from self-pity or negativity.

Any anger, envy, or, whatever people have against me, it is not about me, it is about them.

I know a # of people like me. We walk among you, unseen, and unheard.

I do live the golden rule, and I still do love people.

Surprised to hear about the problem with comments.

BUT: reality is, people are angry with the invasion, and angry with every ethnic interest in the world being pandered to except those of Whites.

And the censorship, lies, and coercion for the past 40 years in media and government has a lot of people very annoyed with the subversion of their future.

Just because the ‘elites’ censor a REAL part of the issue, and then make pariahs out of anyone who objects, does NOT make it go away or be any less of any issue.

But this time let me say, what the hell? Seriously?! Threats… on a personal finance blog? This is ridiculous! And what did the dog do?

I’m confused. But I guess that’s what deranged people do. Sometimes I disagree with some of Garth’s views or conclusions – nobody’s perfect, not even Garth. But I couldn’t be moved to post here, let alone conjure up threats – who does that?

What has moved me to post is reading Garth’s post today. To express thanks, appreciation, and support for all the work he does.

None of the options regarding the North Korean situation are good. We are dealing with a bizarre and paranoid state with a GDP the size of Nova Scotia’s, that spends almost 16% of its state budget (2016) on defense.
Kim’s nuclear tests and threats alarm us, and that is exactly what he wants. He knows that to carry out the nuclear threat would be suicidal. If he does it, within 15 minutes, North Korea will cease to exist.
It is, therefore, an extremely dangerous strategy Kim is using in order to strengthen his state’s bargaining position at the negotiation table, when six-party talks resume. Our approach should be to take the rhetoric for what it is, and to never abandon the cool calculus of reason.

Stay strong Garth. There are a lot of angry people. This is the apex of fear and for a year or two it will be ugly. We are rolling over.

The world is looking for certainty and safety. This is the cycle. Bonds, Real Estate, Commodities are ending. Most see governments around the world as lost, don’t trust them, hence crypto currencies exploding, know housing prices can’t last, young generation knows deep down they are getting f**ked or are doing it to themselves and on and on…but it will transition.

Keeping it on theme, those who don’t own real estate are pissed, those who own too much, will soon be pissed so on the bright side, everyone will be pissed. In the end the banks win, the bloated governments win, and usually the people lose.

But what you do day in and day out…for free, and to the benefit of a ton of readers is very impressive. Thank you.

North Korea always has to make it look like it is threatened to ensure it’s government maintains support. That’s why it makes these stupid statements.

The US has to act tough to reassure it’s allies like S. Korea.

Kim isn’t crazy. He’s many nasty things but he’s simply not insane. And no one, even he, thinks there’s going to be real nukes flying at the continental US or even Guam although with an AFB and naval base there things could get out of hand…maybe.

Kimmy wants to wipe the south off the civilized world map and he’s pretty certain that China wants a US military occupation of the north far less than they want a loon of his calibre running the military occupation.

So, it takes 45 seconds for an artillery shell to reach Seoul and it takes far longer than that to get the launch code “football” to the 3rd fairway.

If this comes to shooting then it’s the south and only the south that Kim is targeting because with a little twisted logic, he can actually win something of a victory by wiping the south off the economic map and wait for China to intervene to keep US troops off the ground next door.

The CPI is coming out tomorrow in America and I’m guessing it will be on the low side and a war with North Korea is meaningless. So a short term top in gold unless the stock market continues to sell-off. Gold would still be 1200 dollars an ounce if not for the bottom completely falling out of the U.S. dollar in such a short period of time before the U.S. jobs report. Long term is different for gold but I can’t see the stock market in general going anywhere but sharply lower long term so maybe physical gold would be the best investment.

Thanks Garth. My husband is Asian. I’m white. We have two beautiful daughters. My husband’s family came from South Africa when they were treated horribly during Apartheid. They forcibly had to leave their (prime downtown) businesses. Had to get passports to leave one area to the next. They had to seek their neighbours permission to buy their home where they did because they were non white. That home never appreciated in value and subsequently their retirement sucks because their careers were systemically limited. It is and was a horror. They owned a home when interest rates were 28% and no one in the world was dealing with them. Anyways, the anti Chinese sentiment is scary for me. We have literally worked until we’ve collapsed for everything we have. We’ve played by the rules. So please, I ask the blog dogs, when you see an Asian person don’t make assumptions. Please. To those who have made the hateful comments, you really should evaluate your choices in life and whatever you have done to end up where you are now. Surely that would be a better use of your time than trying to assail Garth Turner who is, for all intents and purposes, untouchable. You would do well to think (assuming you can) why you would want to threaten a former minister of the crown, a dedicated public servant, and someone who has helped a lot of people to have better lives.

Is Garth Turner without foibles? Has he never made a mistake? Indeed not; he has them and he has made them. Not everything he has attempted has worked well, and he has certainly had some well-publicized losses. He has, however, consistently demonstrated his willingness to pick himself up, learn from his mistakes, and get back in the game. That in itself is admirable.

I am no apologist for Garth Turner, nor am I a client. And yes, he can make some rather inflammatory comments at times that make me scratch my head. He is, though, of a fair mind and he is willing to take calculated risks. He is courageous in a time of indecision, intellectual laziness, obfuscation, rampant hucksters, and plain stupidity.

That he is willing to share his hard-won insights, freely, and to remain on message consistently night after night is a testament to his good character in itself. How many times can someone write about the same thing over and over, to try to find new and creative ways to warn of impending (and now not so impending) peril?

Go away nut jobs and reflect on your own misguided choices and your damnable stupidity. Here is a simple thought experiment for you. Try to see yourself as other see you. You will probably not like what you see. No one here does.

To our esteemed host, it may be time to investigate some sort of filtering and perhaps a rating system (such as used by Reddit that will, depending on a threshold, actually remove the comment from view (after, for example, 10 down votes, a comment disappears unless the viewer chooses to look at it). As well, posters have to have a profile. Without a profile, no comments can be made, and of course, if the moderator so chooses, a bad commenter can have their ID banned and removed. The Globe and Mail uses something similar.

Threats make sense, actually. The market is finally turning, and those people who are either overextended or financially dependent on the status quo are looking for someone to blame. Some of them will lash out at people like Garth, since he has been talking about overvaluation of housing for quite some time.

I don’t doubt there are some very stressed out, angry people out there.

As for those who blame Chinese investors, yes there are probably some people who are also angry. I agree with Garth that foreign money is not the major driver of the housing bubble in Canada, although it does have some impact on both the market and on the herd psychology. Some people might be angered by his claims that the impact of foreign money is minimal.

Lastly, as to the advice to keep some money in REITs… I wouldn’t touch REITs that have high exposure to retail (particularly malls). Malls are a deathtrap in the USA (and I mean both financially and physically, as you can see from the growing number of mall shutdowns due to mass riots).

What is sad is that I used to come here in the early days because I liked the intelligence of the comments that were left. It was a welcome relief from the BS on many other websites.

Threatening death or bodily harm is taking things too far. Often people act tough behind the screen and they would never say the same things in real life. Perhaps a sad reflection on our social media obsessed culture.

I’m sorry to hear about the comments Garth it’s really a shame that someone went to that extent. While I don’t always agree with what you say (e.g. I think overseas money is a much larger part of Vancouver’s issues than you do) I do appreciate that people have a forum to discuss issues. I do think you censor a lot, but I’m also not privy to what you read that we never see so I cannot necessarily pass judgment on that.

I must confess though, lately the comments section has been rather unimpressive to say the least. Maybe it’s time to turf them entirely.

One solution is to rip away the anonymity. It’s your blog. You can insist that people use their real names or that you have their real names. the attacks on Notley, including death threats, were unbelievable. Keep in mind that there walk among us those so stupid that in this disastrous fire season a returnee to William’s Lake celebrated by shooting off fireworks. In spite of all warnings, a group lit a large bonfire just off Vancouver. As suspected, there is/are arsonists at work. One was seen setting a fire. Now, a surveillance video shows another person setting a fire. Do whatever you need to do to be safe. You could do what some newspapers have been forced to do. Get rid of the comments. I read a report that said ten percent of the population is mentally ill. Given what I observed, that seems reasonable. The question is what percentage of that is dangerous?

I actually started reading this blog at the insistence of my ex wife. She had always done all the financial stuff during our 30 years together. When I was first on my own , I was financially lost. I didn’t even know how to pay bills. Slowly I’ve learned how to function in the world and not without making goofy mistakes along the way . This blog has become very important to me as a learning tool. I learn from Garths daily commentary, then enjoy the point – counterpoint of the ensuing debates. I actually thank all of you for your constructive (mostly) comments. This blog has great value to many , including those of us who say very little . I hope you keep it going despite the idiotic statements of some unbalanced people. If those guys want to know how to vent they should just read HHCG. He can rant and vent with the very best….. Hey Garth, big fan here, been reading since this blog was less then 3 months old, and went backwards at the start so I’ve read every post on greater fool (although I often skip the comments section).

A few weeks back we travelled from Ottawa to Grand Bend, so I convinced the family to make a detour to visit the Belfountain store. We came by around midday on Saturday, and was hoping to shake your hand and thank you personally, but was told you usually only came in the mornings and closing time. Oh well, we enjoyed your little store, had lunch and some ice cream, and may have finally convinced my father in law to start reading your blog.

I just wanted to comment on how appreciated you are, and I hope they are able to find the jerks who threaten you and your family. I hope the blog continues, but would understand if you shuttered it. I wonder how much I would have paid for the last 9 years of free education.

Computers have become autonomous entities which are loyal to their creators and their programmers but NOT to their end users.

This is really important. Life changing. We all need to understand what this means.

When you can no longer change the oil filter on your car, because the car’s computer runs on proprietary software that can only communicate with its creator, this is a problem.

Another blog I with a good writer, comical anyhow, but with no comment section I check daily is Ponzi World. The guy is the opposite of Garth, predicting a crash tomorrow, every blessed day. The point I am getting at is he has a chart on there yesterday with all the big defence cos., and the growth of their stock price ( I won’t use the word value) is about ten fold since ’07.

My agenda is to give back to the blog.

I just come home from working on an 8 million dollar beater and then I spend some time reporting on the other side of things.

Garth just chirped someone that they don’t pay to come here.

Well last year I found a way to pay for my gratitude with volunteering some free time.

Last year when the blog was getting heavy in the run up to the US election and Garth on multiple occasions threatened to shutter the blog, I wrote him off blog and said I would try to help out in any small way I could.

He didn’t ask me to do anything but thanked me for my support and so each night I spend 15 or so minutes to try and find 4 photos he can use for the blog and I know that unfortunately for him he has to personally read all my Pink Posts, but it has probably helped him in some small way what is going on and is not being reported in the media.

I also like to put up links to howmuch,because they have a good way of breaking things down for dumbo’s like myself.

Anyone who spends time to thoughtfully put up links that they think someone else on here might glean some knowledge from is giving back.

In another off blog conversation Garth and myself had when I was struggling to come to terms with the death of my blog buddy Boom and was thinking about no coming to the blog anymore ,Garth said ” We all gotta stick together ” or something to that effect.

As usual he was right.

Don’t be selfish ,find a way to give back ….feels good…

Your blog, albeit in in the world of personal finance, continues that long tradition as you challenge, each day, the conventional and flawed approach many take to managing their money.

Years ago as my children discovered Minecraft (the video game) and Youtube (Minecraft) videos I noticed that Youtube video comments were posted unfiltered. I could not believe what I was reading, it was beyond the pale, all posted under the veil of anonymity for my children to read!

These cowards would never post if their real names were published beside the revolting filth they type.

It’s high time these folks were exposed. I understand in Sweden or Norway (cannot remember exactly which country) there is a television show that does just that. They go after abusive and threatening online posters by showing up with a camera and crew on their doorstep!

As a dictator, he is very used to having whatever he says done. I’ve no doubt he doesn’t want his hide nailed to the wall, but from his viewpoint if the US did ‘rain fire & destruction’ down on the hapless citizens who live in his vicinity, as long as he doesn’t end up one of the casualties I doubt he’d much care. There is an excellent Car Blog that is my daily read along with this place.

They have a system in place where comments are flagged as not constructive by readers. After 5 flags a comment gets punted. Not a perfect system but the resulting commentary and discourse is far more civilized over there than here.

Please don’t go Garth; I never read the comments but many do so perhaps a user + log in account/wall before people to make comments is overdue.
When people can post anonymously, they will say say anything. Just a few steps to create an account in order to comment would keep the knucklehead factor down considerably.

Interesting topic today. Ran through some scenarios in the mind palace, and came up with one that seemed rather interesting. If Kimmy J wanted to really mess with the world, nuke China, specifically Shanghai, Beijing and the area outside of Hong Kong where there are tonnes of manufacturers. SanFran or the pile of rocks in the Pacific Ocean would poke the American bear, but would not really do that much beyond the shock, horror and physical damage.

Kill the head of the worlds manufacturer, and sh!t will get real in a hurry. Imagine the chaos that would cause, as Islamist terror groups would try to take over the western part of China, Tibetan independence groups backed by India would rage, and nothing would be able to get built or shipped. A world with no iPhones, TVs or computers. The consumerist societies in North America would crap themselves.

And would the US come to save China? Without central leadership, would China be able to retaliate? I wonder if Kimmy J got the stones for that move…

Re: the death threats. It’s something that happens, unfortunately, when you’re telling large groups of people things they don’t want to hear or have a vested interest in others not hearing.

The reality is, someone unhinged enough to attack you would probably have just done it instead of making a cowardly post about it.

I would hope, for selfish reasons, that you get enough out of this blog to keep doing it, even if you sometimes encounter idiots. Some ideas:

1. A different comment format that allows for community or volunteer moderation. I like the current style, but this would save you slogging through racist BS and threats whenever some basement-dweller gets their feefees hurt.

2. A different posting schedule. Maybe every other day, or even once a week? A hiatus? Gotta enjoy your life, man.

3. Have you seen minority report? Something like that

Garth, I’ve had some experience in this area. Given that you own your own servers, strip those IP addresses, and information headers, and turn them over to the cybercrime unit of your local police.

If the cops don’t already have this person’s Internet info on file, they should. But chances are that they do.

Giving it to them establishes a pattern of behaviour, particularly if that person posts again, or commits other cybercrime (criminal harassment, blackmail, trafficking in child porn, etc.).

And of course, law enforcement agencies share this type of info across jurisdictions, and around the world.

I’m a Canadian living in the US since 2008 and my observations are that economic conditions have declined considerably in the past decade. There has been no real improvement for most people except for the wealthy. The anger and discontent is evident, people are on edge. Discussions about reality are often met with anger or fear. The negativity toward Immigrants is at an all time high and is quite disturbing. In Canada, the big news is real estate and it has been going up and up. For the most part People seem positive and contented. Lots of travel plans, shopping, good jobs. I believe as others on this Blog that Canada is in for a correction. I think that it could have ripple effects that are severe. If at this point and time, when things are seemingly good, people are threatening the BLOG author for reporting negative data, how do you think it will be when a correction gets rolling? If you think Immigrant talk is bad now, it will be much worse when jobs are lost as a result of the housing correction.

Respectfully I don’t agree in the least that a balanced portfolio works here. Mostly it does. But not now.

We’ve already established that US equity valuations are surpassing 1929 levels before the Great Depression. So I was literally stunned when yesterday you said ‘earnings are bounding ahead, and this is not a problem’.

Anyone who wants to get involved with equities now, I recommend the Sleaford Mods song where the lyric goes ‘I don’t think that’s a good idea’.

The news about the comments section is terrible. I’ll be sorry if your blog shuts down, but trust you to do what you need to do to protect your mental health and family.
I started reading this blog in 2014 when we moved, sold our house, and took a lump sum payout into a LIRA. Thanks in no small part to the advice from this blog, our portfolio increases our family’s income by more than 50% each year. I don’t know how you do it Garth, I truly do enjoy your way with words and wisdom on almost a daily basis. The Greaterfool has built up quite a following of mostly eccentrics who come to gather and for the most part share stories and knowledge in a somewhat respectful manner.

First – there is investment. Even if the investment levels described by the most hysterical posters is true – it is a boon to the local economy.

Most if not all countries try to recruit investment. It is that investment that creates “10s of thousands” of jobs in real estate, construction, oil sands, etc.

Second – we are all immigrants and we all contribute. There is nothing magical about my Mother who was born here (but whose Mother immigrated) versus my Father who immigrated here at 19.

If you are afraid to lose something, you have already lost. It is irrelevant what the racial composition is or the numbers involved.

Third – anecdotedly – it still seems to me that ~80-90% of houses/condos/etc. are purchased by Canadians in the GVRD and CRD. I know so many people that have 2-5 properties. Many rent them out, others are doing AirBnB, and some are sitting on them assuming the price will never fall. It is easy to look for scapegoats.

When the market price is falling because the 80-90% of homes purchase by Canadians DECIDE that the market has no more room, it will fall. And then, I will be happy to hear from people like you try to explain why the “foreign capital isn’t keeping the prices up” since they have all this money and they control the market.

You can try to explain on a utility basis or a sensitivity analysis, but at the end of the day, it has been the bulk of the FOMO locals that are buying into the need to get into the market. It appears to be rolling over now and I wish them the best of luck as the tide is pulling out….

With all due respect to GT (a good guy overall, for sure), the comment section of this blog is at least as valuable and amusing as Garth’s posts themselves.
Therefore, shutting the comments up would ruin this blog, in my opinion. Freedom of expression is a beautiful thing and collective wisdom beats individual opinion every time. Naturally, in an truly free & open medium such as this one (again credit to GT) we are bound to come across few douchebags who resort to personal threats. I wouldn’t worry about them – probably bitter losers with minimal ability to do anything substantial, including harm…
I can say that I read this blog, with all the comments regularly (about 4 times a week on average). If the comments are disabled, I would read GT’s posts occasionally, and then slowly taper down to once in a while. My vote is to keep status quo, i.e. keep the comments and delete posts from douchebags using the same subjective (and likely just) criteria GT has used thus far!

This, in turn, has always had me wondering how much worse are the comments that are DELETED or users that are BANNED. Now I know. And it is truly sad.

So many times, I’ve thought to write something informative that would add value and knowledge on the topic, only to stop myself because I’d wonder whether it would make a difference. Now I know. It is my (and our collective) duty to have meaningful discourse and debate, if for no other reason than to provide positive balance.

Well I did say that greed would turn to fear soon enough and here we are. Of course, the smart money doesn’t move to “safe haven” assets because they’re fearful, but rather because they sense an opportunity. Retail investors, on the other hand, are entirely driven by emotion. That being said, people don’t operate in a binary fashion. They can be both fearful and greedy about different things at the same time. You just need to know where to look.

A couple of weeks ago I also said that mania had descended upon the comments section and now you have death threats? Why would you want to do that to yourself Garth? Only been reading the blog for a couple of months and it’s now a regular part of my morning. Never looked at the comments before. You have a lot of engaged readers and that’s great. Free speech is very important even though a lot of people would like to stifle it. Too bad we don’t provide everyone with more of an education on democracy and what is needed to keep it healthy. Ignorance, apathy and a focus on narrow self-interests seem to be pushing democracy in a bad direction.

It must be a lot of work to moderate all the comments. It seems that some sort of identity verification is needed to keep the crazies and the irresponsible from using anonymity to their advantage. Hope you are able to keep publishing.

Sorry to hear about the threats Garth. You should not have to deal with that considering the great work you do for your blog dogs.

One thing you may want to consider is to have somebody else do the first read of the comments when they come in. The individual could filter out the inappropriate comments based on your filters (racist, intolerant or hateful…). It would be easier for this individual to do the work as it would not be personal. I’m sure a number of your blog dogs would volunteer to work on your frontline. Just a thought.

You’re literally sitting on a goldmine of a community here, but stifling it with the format. Heck, you can’t even directly reply to a comment in this format? I mean… threaded comments have been around since 2001. Meanwhile everyone on here is doing a copy/paste with comment number to reference something, and nobody gets notifications about it when that happens? Even simply installing a more up to date wordpress theme would enable threaded comments!

It was a dark and very cold winter night a few years ago that I stumbled upon this sterling blog. I actually went back to the beginning and read every post by our host.

It is a gem and a gift. I find it interesting that if a Canadian becomes a billionaire, he or she is automatically awarded the Order of Canada regardless of how wretched that person might be and regardless of whether or not a positive contribution has been made to this country by that person.

Garth has given back so much without seeking reward. Let’s find a way to seek an OC for him.

During all my fortunate time living in Canada since my parents run from the former USSR, I had met and done business with numerous people from various backgrounds. Many were hard working Chinese and Punjabis. I have concluded that there are good people and ass…os in every culture and race. many in Vancouver blame the Chinese for unaffordable housing, they should blame their government and banking policies for low interest rates and desire for an ever increasing property taxes due to increasing home values. When the country has no real economy left since the off shoring of manufacturing and automation, the only thing left is home flipping and marijuana production. Blame the government policies and globalization, not the hard working immigrants.

Our housing market is imploding.

Major projects have been cancelled.
Stupid carbon taxes have yet to hit.
Personal debt at all time highs.
Higher dollar will impact exports if Canada has anything left to sell.
Federal and provincial gov’t debts are at an all time high.
The feds are taxing anyone who is successful.
The last business friendly premier just resigned.

But on the plus side..

We are progressive.
It is unfashionable to pay back what you owe.
Our leader is a feminist.
National economic policy is now set by tree huggers and natives.
We are now the best country in the world at virtue signalling. I mean look at how many people we send to climate talks. We don’t just care, we really, really care.

We are so wonderfully diverse.
We are (supposedly) ‘really’ resourceful.

So in balance Poloz is right.

These positives are all things that will definitely serve to increase GDP, corporate profitability, and personal and national wealth.

Canada ‘is’ a real winner.
A true global economic powerhouse.
Time to overweight in Canada.

Yes, it is easy to see where this is all coming from because all of your supporters are supporting and the bulls and specuvestors are encouraging you to change the format, shut down the comments or quit all together.

Your message is a counter to their nonsense and interferes with the b.s. memes of Chinese threat, immigration nonsense and forever growth.

It is very interesting that this death threat didn’t happen until Canada’s biggest market dived and you were chronicling the death spiral.

The “bulls” would love nothing better than to see this blog ended or reformatted to a style that 80% of the readers would avoid.

Consistently I delete or mark as spam comments which are racist, intolerant or hateful, usually against immigrants and almost universally anti-Chinese. A narrow band of morons believe the reason they can’t afford a seven-figure house is because some criminal dude from Asia stole it with laundered money. That hatred extends easily to everyone who was born here and looks vaguely Chinese. It’s revolting.

The comments you will never read here have become more extreme. Lately they’ve targeted my dog and my wife. Wednesday night I was threatened with death.

Just a heads-up if, some evening, you wonder where the words went.

Shame. I would go ahead and ban them. Your blog your rules. Funny how such a subject brings up such vitriol, likely more proof that housing is tied to emotion (hence the situation we are in).

How difficult can it be to live your own life, and place the responsibility of life on oneself? Instead of the myriad of excuses people create to feel better about the situation the are in. This is something Freedom First has on lock.

IP Address can be changed simply by using a VPN service with many & different country IP’s.

If it’s retribution, then hire a hacker to track them down or call some favors in at CSIS Garth or NSA on the US side.

To those who have made the hateful comments, you really should evaluate your choices in life and whatever you have done to end up where you are now. Surely that would be a better use of your time than trying to assail Garth Turner who is, for all intents and purposes, untouchable. You would do well to think (assuming you can) why you would want to threaten a former minister of the crown, a dedicated public servant, and someone who has helped a lot of people to have better lives.

Is Garth Turner without foibles? Has he never made a mistake? Indeed not; he has them and he has made them. Not everything he has attempted has worked well, and he has certainly had some well-publicized losses. He has, however, consistently demonstrated his willingness to pick himself up, learn from his mistakes, and get back in the game. That in itself is admirable.

I am no apologist for Garth Turner, nor am I a client. And yes, he can make some rather inflammatory comments at times that make me scratch my head. He is, though, of a fair mind and he is willing to take calculated risks. He is courageous in a time of indecision, intellectual laziness, obfuscation, rampant hucksters, and plain stupidity.

That he is willing to share his hard-won insights, freely, and to remain on message consistently night after night is a testament to his good character in itself. How many times can someone write about the same thing over and over, to try to find new and creative ways to warn of impending (and now not so impending) peril?

Go away nut jobs and reflect on your own misguided choices and your damnable stupidity. Here is a simple thought experiment for you. Try to see yourself as other see you. You will probably not like what you see. No one here does.

To our esteemed host, it may be time to investigate some sort of filtering and perhaps a rating system (such as used by Reddit that will, depending on a threshold, actually remove the comment from view (after, for example, 10 down votes, a comment disappears unless the viewer chooses to look at it). As well, posters have to have a profile. Without a profile, no comments can be made, and of course, if the moderator so chooses, a bad commenter can have their ID banned and removed. The Globe and Mail uses something similar.

Spot on there. I fully agree.

First time poster here (on any blog for that matter). I got turned onto this blog by a friend less than a year ago and have been reading it daily since.
Growing up I was told by my parents, and many of their friends, that real estate was the only ‘safe’ investment.
Garth, you’ve opened my eyes to other investment opportunities and I want to extend my gratitude. Hopefully, the misbehavior of others doesn’t cause this blog to disappear, or become private and fee based. I think that would deter many cash strapped young people who are skeptical of other investment opportunities from ‘seeing the light’.

But…I think there’s work to be done to course correct the system so we’re closer to equal *opportunity* regardless of who you are and where you’re from, and more fairness in how the law is applied and enforced, especially in relation to marginal communities within the larger Canadian community (read: nation) we all share.

In regards to Kim Un Fat…Others have said this and I agree. He’s China’s lap dog, let them take care of their problem.

In regards to “censorship” of comments on the blog… Your blog, your rules. In my opinion you’ve been very open minded in allowing a wide range of comments, but sometimes it seems you’re a bit inconsistent. If you need help I’m retiring in six months and volunteer to moderate. (Hee Hee)

In regards to shutting down comments or going to “Facebook” comments… I prefer anonymity for professional reasons. I don’t even have a Facebook account as I consider Facebook a refuge for the dumb and for attention whores. (Please don’t be triggered Special Snowflakes, I work for the Government and I’m here to help).

In my opinion the comments section adds value to the blog and DELETING it would be a mistake. In addition I feel that anonymity makes for a more vibrant comments section and it needs to be maintained.

After reading this blog religiously now for a year or so it’s really helped me to hone in on my investing and saving for retirement and the true value of compounding interest and time.

Short term gold looks to be putting in a short term top and will get monkey hammered in the next two weeks. The long term chart puts gold in buy territory at $1234.00 an ounce or lower level. I’m guessing Monday August the 21st will be the day gold gets monkey-hammered. I tell everyone on youtube if we see a true market meltdown you’ll be able to buy up gold around the 1100 to 1150 an ounce range as the margin calls come flooding in on stocks. Keep cash on hand.
